Bunn brewers are the workhorses of hotel breakfast rooms, office pantries, petrol-station counters and restaurant pass-throughs. They brew filter coffee in volume, keep a tank of hot water ready the whole time and ask for little attention in return. That last part is the problem. A Bunn that nobody looks at slowly fills its tank with lime, its sprayhead clogs, and one day the coffee comes out weak, the water stays cold or the machine spits and steams.

This page is about Bunn brewers and hot water dispensers in Dubai: what goes wrong, what Bunn's own manuals say about each fault, how to delime and clean one properly, and when to stop and call a technician. We worked from the manuals for the VP17 pourover, the VPR and VPS brewers and the H5E and H5X hot water dispensers.

A technician from our team can be with you the same day. You get a price before any part is fitted, and the repair is done on site wherever the machine allows it.

## Bunn coffee machine repair in Dubai: what we fix and what it costs

Our visit fee is AED 100 plus 5% VAT, and it pays for working out what is wrong. You then choose whether to go ahead. Bunn repairs mostly cost between AED 80 and AED 400, depending on the part and the labour.

- Same-day attendance in most cases once you have rung with the model and the symptom.
- Genuine parts, quoted together with the labour so there is one figure.
- Hotels, cafés and offices with a brewer out of action are booked first.
- One month of cover on each part we fit.

Common Bunn work, cheapest first. A written quote has the true cost.

| Job | Where it sits in the range |
| --- | --- |
| Sprayhead clean or replacement, deliming spring clear | Lower end |
| Levelling and syphon check, funnel and filter set-up | Lower end |
| Warmer switch or warmer element | Lower to middle |
| Tank heater switch | Lower to middle |
| Control thermostat | Middle |
| Limit thermostat or thermal cut-off | Middle |
| Solenoid valve, inlet fittings, strainer | Middle |
| Level probe or liquid level system | Middle |
| Safety overflow switch (hot water dispensers) | Middle |
| Tank heater | Upper end |
| Control board | Upper end |
| Tank delime by strip-down, or tank replacement | Upper end |

The first rows on this list are things a daily routine prevents. The last rows are what lime does to a tank that nobody delimes.

## Which Bunn do you have?

Look for the model on the front and the data plate at the back or under the base. Photograph the plate and we bring suitable parts.

| Model | What it is | What the manuals cover |
| --- | --- | --- |
| VP17 (VP17A, VP17B) | A pourover brewer with a tank, a sprayhead and a warmer | Troubleshooting table, deliming spring routine, safety warnings, water temperature |
| VPR and VPS | Brewers in the commercial pourover line | Troubleshooting guide and safety notes. A retailer's guide says VPR units can take up to 15 to 20 minutes to preheat |
| H5E and H5X hot water dispensers | Tank dispensers that hold hot water for tea, soup and instant drinks | Troubleshooting, supply pressure, warm-up time, overflow switch |
| My Café pod brewers | Single-serve pod machines | Safety and cleaning notes only. |
| Other Bunn brewers and thermal servers | Automatic and thermal brewers | We repair these. Send the plate photo |

Bunn brewers share parts and logic, but the dispensers and the pod machines are different appliances. We list them separately because the faults differ.

## Who looks after your Bunn in Dubai?

The manuals tell owners to contact the Bunn-O-Matic Technical Service Department if a problem persists, and they state that inspection, testing and repair of electrical equipment should be done only by qualified service personnel. For a new machine, the first call is the dealer or supplier who sold it.

| Your machine | Who to call |
| --- | --- |
| Under warranty | The dealer or supplier, with the receipt |
| Supplied under a coffee or equipment agreement | The supplier named in the agreement |
| Out of warranty | Us |
| Imported from the United States | Check the voltage and frequency on the plate first, then us |

We are separate from Bunn. If the job belongs with your dealer, we say so before taking the casing off.

## How a Bunn brewer works, and why that helps with diagnosis

- Water enters the tank from a supply line, or from a pitcher on a pourover model. The VP17 manual tells you to pour one pitcher of tap water into the screened area on top of the brewer when you first fill it.
- A tank heater keeps the water hot all the time. The manual warns that the brewer is heated at all times and must be kept away from combustibles.
- A control thermostat holds the water temperature. A limit thermostat or thermal cut-off is a safety device. The manual says never to eliminate or bypass it and to use only the maker's replacement part.
- A syphon system is part of how the brewer releases the water. The manual lists it as a cause of uneven level and dripping, and says the brewer should be level or slightly lower at the front.
- A sprayhead spreads the hot water over the coffee. The manual says the holes must always stay open and that a six-hole stainless steel sprayhead is required for proper extraction.
- A warmer keeps the finished coffee hot on a pourover model, with its own switch and element.
- On a hot water dispenser, a solenoid valve refills the tank, a liquid level system and a safety overflow switch control the level, and a ready indicator shows when the water is hot.

When a brewer fails, the symptom points to a part. The manual ties cold water to the heater circuit, spitting to lime and a drip at the sprayhead to the syphon.

## Common Bunn brewer faults and what the manuals say

### The brew cycle will not start

The VP17 manual lists no water, no power or the wrong voltage, the tank heater switch on the VP17B and early VP17, the limit thermostat and the control thermostat. Its remedies are to check the fill basin for obstructions, confirm the brewer is plugged in with the correct voltage, check circuit breakers or fuses, and test the switch and the two thermostats. A retailer's guide adds that a brewer may be in brew lockout, which can be disabled using the manual, and that some units need preheat time.

### The water is not hot

The manual gives the tank heater switch, the limit thermostat, the control thermostat and the tank heater. The VPR and VPS guide lists the same limit thermostat, control thermostat and tank heater. A retailer's guide says diagnosing this usually needs an ohmmeter and electrical skill. Do not bypass the limit thermostat to get hot water. It is there because the tank can overheat.

### Spitting or excessive steaming

The VP17 and VPR manuals both give lime build-up first, then the control thermostat. The remedy is to inspect the tank for excessive lime and delime it as required, then test the thermostat. A retailer's guide says spitting is usually lime on the tank heater and probes.

### Dripping from the sprayhead

The VP17 manual's causes are the syphon system, lime build-up and the control thermostat. The remedies are to level the brewer, delime the tank and test the thermostat.

### Uneven beverage level in the server

The manual gives the syphon system and lime build-up, and tells you to make sure the brewer is level or slightly lower at the front, then to inspect and delime the tank.

### The server overflows

The manual's one cause is a dispenser that was not empty. It must be completely empty before the brew cycle starts. A retailer's guide adds that you should check the brew volume setting and the sprayhead.

### Weak coffee

The manual lists the filter type, the coffee grind, the sprayhead, how the funnel is loaded and the water temperature. Use Bunn paper filters and a fine or drip grind. Use a six-hole stainless steel sprayhead. Centre the filter and level the grounds. Check the water at the sprayhead is not below 195 degrees Fahrenheit (91 degrees Celsius), and set or replace the control thermostat if it is.

### Dry grounds left in the funnel

The manual's causes are the way the funnel is loaded and the tank heater. Centre the filter, level the grounds and remove lime from the tank heater.

### Strange noises

The manual gives lime build-up and says to remove and clean the lime from the tank heater. The H5 manual and a retailer's guide add that plumbing lines should not rest on the countertop, that a cold supply is needed and that pressure should not exceed 90 psi.

### The coffee is not hot in the server

The manual gives the warmer switch and the warmer element. Test both. This is a small repair.

## Deliming and cleaning a Bunn: what the manuals say

Searches for how to descale or clean a Bunn coffee maker lead to a short and clear routine in the Bunn manual, and a longer one that needs a technician.

### The daily job: the deliming spring

1. **Switch off and let it cool**: Remove the sprayhead.
2. **Insert the deliming spring**: Push the supplied spring all the way into the sprayhead tube. When it is in properly, no more than two inches of spring should be visible.
3. **Work it**: Move it back and forth five or six times.
4. **Refit the sprayhead**: Check that every hole is open.
5. **Wipe the outside**: A damp cloth rinsed in a mild, non-abrasive liquid detergent.

The manual says in hard water areas this may need doing daily, and that it takes less than a minute. A brewer that gets this daily keeps its sprayhead clear.

### The tank: deliming as required

- The manual says the tank and tank components should be delimed regularly, depending on local water conditions.
- It tells you to inspect the tank assembly for excessive lime deposits and delime as required.
- It warns that excessive mineral build-up on stainless steel surfaces can start corrosive reactions that cause serious leaks.

That gap is worth knowing about. A retailer's guide recommends a monthly vinegar descale, two parts distilled water to one part white vinegar. It is the retailer's advice and not Bunn's, and we do not recommend it for a commercial tank. Tank deliming means opening the tank, taking out the heater and the probes, removing the lime and checking the parts for damage. That is a job for a technician. A tank that has already corroded cannot be delimed back to health, which is the argument for doing it on a schedule.

### What to do between visits

- Run the spring daily in hard water.
- Empty and rinse the server before every brew.
- Wipe the outside with a damp cloth and mild detergent.
- Never immerse the machine or clean it with a water jet.
- Keep the funnel loaded evenly, with a centred filter.
- Book a tank delime on a schedule that matches your water, not when the machine starts spitting.

For the general method behind descaling a coffee machine, see our [guide to descaling a coffee machine](https://oneclickdubai.com/guides/how-to-descale-a-coffee-machine). For a commercial Bunn tank, the manual for your model and a technician come first.

## Bunn hot water dispenser leaking, cold or overflowing

Bunn's H5E and H5X dispensers hold a tank of hot water for tea, soup and instant drinks. The H5 manual's troubleshooting table covers these symptoms. It has no entry for a dripping faucet, so we explain that case from the parts the manual does describe.

| Symptom | What the manual lists | What to do |
| --- | --- | --- |
| Will not operate | Voltage at the terminal block, circuit breakers or fuses, the safety overflow switch | Check the supply, then book a visit |
| Does not refill after drawing hot water | Plumbing and shut-off valves, the flow arrow, a blocked strainer or flow control, the liquid level system, the safety overflow switch, the solenoid valve | Check the valve and the flow arrow, then book a visit |
| Water flows into the tank continuously | The liquid level system, the safety overflow switch and the solenoid valve. Supply must not be above 90 psi | Close the supply valve and book a visit |
| Water is cold | Tank heater switch, safety overflow switch, limit thermostat, tank heater, temperature control | Check the switch is on, then book a visit |
| Water boils continuously | The temperature control. Lime in the tank | Switch off and book a visit |
| Unusual noises | Tighten the nut on top of the solenoid valve. Keep lines off the countertop. Cold supply, no more than 90 psi | Check the lines and the pressure |
| Ready indicator will not light | The temperature control. Replace the LED if needed | Book a visit |

### When the dispenser leaks

- Water on the counter at the faucet most likely points to the faucet or its seal. Water at the back may be the overflow tube or the overflow cup. The manual describes the safety overflow switch inside the copper overflow cup at the rear, and lists whether the overflow tube is misaligned, whether water in the cup is activating the float switch and whether the cup makes good contact with the tank.
- Water around the base can come from the inlet fitting, the solenoid valve or the tank itself, and a technician has to open the casing to tell which.
- The manual's corrosion warning applies. Lime on the stainless surfaces can start corrosion that leads to serious leaks, and a tank leaking from corrosion is not a repair of a seal.
- If a leak is steady, close the supply valve and switch off at the socket.

A leaking dispenser is a water-damage risk to the counter and the floor. Switch it off and book a visit rather than catching the drips in a cup.

## Water pressure, temperature and warm-up

| Item | What the manuals say | Machine |
| --- | --- | --- |
| Supply pressure | Cold water, 20 to 90 psi, from a half-inch or larger line | H5 dispensers |
| Pressure above 90 psi | Fit a regulator that brings it down to about 50 psi | H5 dispensers |
| Shut-off valve | Fit one before the dispenser. Bunn does not recommend saddle valves | H5 dispensers |
| Inlet fitting | A quarter-inch flare | H5 dispensers |
| First fill | About 10 minutes | H5 dispensers |
| Heat-up after switching the heater on | About 20 minutes. Dispense only when the ready indicator glows | H5 dispensers |
| Water at the sprayhead | Not less than 195 degrees Fahrenheit (91 degrees Celsius) | VP17 |
| Preheat on a VPR | Up to 15 to 20 minutes (a retailer's guide) | VPR |
| Water type | Cold tap water only. The equipment is marked pour in water only | VP17 and pod brewers |

The 90 psi limit appears in more than one source, and the H5 table ties continuous filling and noise to supply pressure. If your building's pressure is high, a regulator is a small part that saves larger repairs.

## Bunn in hotels, offices and cafés

- Assign one person to the brewer. Rinsing the server and running the spring take a minute and need a name against them.
- Write the deliming date on a label on the machine.
- Keep spare sprayheads, deliming springs and the right Bunn filters in the store. The manual asks for Bunn paper filters.
- Report the first sign: a longer brew time, cooler coffee, spitting at the sprayhead or a new noise from the tank. The manuals put lime behind most of these.
- Check that the brewer is level every time it is moved for cleaning.
- Do not leave a machine powered with an empty tank. The VP17 manual warns that solenoids can be damaged if energised for more than ten minutes without water.
- Ask us about visits on a regular schedule, so the tank is delimed before the corrosion the manual warns about can start.

Breakfast service is the hour no hotel can lose its coffee. If the brewer fails, tell us it is for a breakfast room, and we place you at the front of the queue.

## Safety lines from the Bunn manuals

- The brewer is heated at all times. Keep it away from combustibles.
- Unplug the brewer when servicing, except when electrical tests are specified.
- All electronic components carry mains voltage and low-voltage direct current on their terminals.
- Damage may result if solenoids are energised for more than ten minutes without water.
- Do not eliminate or bypass the limit thermostat, and use only the maker's replacement part.
- Warmers and surfaces are hot.
- Never place hands under the pod holder of a pod brewer. Hot water and steam can be present.
- Never apply force to remove a pod holder. If it will not slide out, wait ten minutes and try again.
- A pod brewer must not be immersed for cleaning or cleaned with a water jet.

None of these is optional. If you are unsure about a step, stop and book a visit.

## Parts we fit on Bunn machines

| Part | What it does | Sign of wear |
| --- | --- | --- |
| Sprayhead | Spreads hot water over the coffee | Weak coffee, dry grounds, uneven wetting |
| Control thermostat | Holds the water temperature | Spitting, water too hot or too cold |
| Limit thermostat and thermal cut-off | Safety against overheating | No heat after a trip |
| Tank heater | Heats the water | Cold water, noise, no heat |
| Tank heater switch | Switches the heater | Brew cycle will not start, cold water |
| Solenoid valve | Fills the tank | Continuous filling, noise, no refill |
| Inlet strainer and flow control | Filter and meter the supply | Slow refill |
| Liquid level system and probes | Sense the water level | Overfill, no fill |
| Safety overflow switch and cup | Cut the supply on overflow | Dispenser will not operate |
| Warmer switch and element | Keep coffee hot | Cool coffee in the server |
| Faucet and seals (dispensers) | Dispense hot water | Drips and leaks |
| Control board | Runs the machine | No response, wrong behaviour |

Parts are genuine. Where Bunn has dropped one for an older model, we tell you before we quote.

## What a Bunn repair visit includes

- We ask about the symptom, the water and the last time the tank was delimed.
- We check the voltage at the supply and the breaker, since the manuals start there.
- We look at the sprayhead, the funnel, the filter and the level of the machine.
- We take the covers off and look at the tank, the heater, the probes and the solenoid.
- We test the switches and thermostats with the supply isolated, and we do not bypass the safety parts.
- You get one price before a part is fitted.
- After the repair we run a full brew and a water-temperature check at the sprayhead, and we explain what we changed.
- A month of cover applies to our work.

If the tank is badly limed, we show you and agree the delime or replacement with you before starting.

## Imported Bunn machines: voltage and plugs

Many Bunn machines in the Gulf were made for the United States. The VP17 manual lists the wrong voltage as a cause of a brewer that will not start, so the plate is the first thing we read.

- The plate shows the voltage, the frequency and the power or current. Dubai's single-phase supply is 230 volts at 50 hertz. American equipment is usually built for 120 volts at 60 hertz.
- A 120-volt machine must not be plugged straight into a 230-volt socket. The heater would draw the wrong current, and a thermostat or a board can fail on the first switch-on.
- If a 120-volt machine is being run through a step-down transformer, the transformer must be rated for the machine's full load, and a transformer that is too small is a common reason for a brewer that heats slowly or trips.
- Some Bunn models are sold in a 230-volt version. If yours is a 120-volt unit in a kitchen that has only 230 volts, ask us what suits the machine before buying a transformer.
- The supply should have its own breaker and a socket that matches the plug. An adaptor on a heater is not a fix.

Send the plate photo when you book. A wrong-voltage fault looks like a dead machine, and it is quicker to know before the technician arrives.

## Installing or moving a Bunn: the first-day checks

A brewer that was installed today, or moved for a clean, fails in ways that have nothing to do with age. These checks come from the VP17 and H5 manuals and from what a technician looks at first.

1. **Level it**: The manual wants the brewer level or slightly lower at the front. A tilt gives uneven beverage levels and a drip at the sprayhead.
2. **Fill it the way the manual says**: On a VP17, pour one pitcher of tap water into the screened area on top. Do not switch the heater on until the tank has water in it.
3. **Check the supply on a plumbed dispenser**: Cold water only, between 20 and 90 psi, through a half-inch line or larger, with a shut-off valve before the machine and the arrow on the flow control pointing the right way.
4. **Keep lines off the counter**: The H5 manual lists plumbing resting on the countertop as a cause of unusual noises.
5. **Wait for the first fill and heat-up**: About 10 minutes to fill and about 20 minutes to heat on an H5. Draw hot water only when the ready indicator glows.
6. **Fit the sprayhead and the funnel properly**: A six-hole stainless sprayhead with open holes, a Bunn paper filter, and the filter centred.
7. **Run a test brew**: Brew water only into an empty server before the first batch of coffee, and watch the level and the drip at the sprayhead.

If a step fails, such as the heater not warming or water appearing where it should not, switch off, close the supply valve and message us. Do not carry on filling and heating a machine that is leaking.

## Five checks before you message us

These take a few minutes and they match where the manuals start. If one of them solves the problem, you have saved the visit fee. If none does, you can tell us exactly what you tried.

- Power: is the machine plugged in, is the breaker on, and does another appliance work on the same socket? The manuals list power and voltage first.
- Water: is the supply valve open, is the fill basin clear, and is the strainer free of grit?
- Switches: is the tank heater switch on, and is the warmer switch on if the coffee is cold in the server?
- Level: is the brewer level, and was the server completely empty when the brew started?
- Sprayhead and funnel: are all the holes open, is the filter a Bunn paper filter, and are the grounds level?

Do not open the casing, touch the thermostats or reset anything inside. The manuals say that electrical inspection and repair is for qualified service personnel, and the tank is hot at all times.

## A maintenance calendar for a breakfast-room brewer

The Bunn manuals fix only one interval: the deliming spring, daily in hard water. The rest of this calendar is our suggestion for a busy hotel or café, built around the manuals' warnings, and your water and your volume may change it.

| When | Job | Who |
| --- | --- | --- |
| Every service | Empty and rinse the server. Wipe the outside with a damp cloth and mild detergent | Staff |
| Daily in hard water | Run the deliming spring through the sprayhead tube five or six times | Staff |
| Weekly | Check the sprayhead holes, the funnel, the level of the brewer and the area around the machine for drips | Staff |
| On every report of weak or cool coffee | Check the water temperature at the sprayhead against the 195 degree Fahrenheit minimum | Staff, then us |
| Each quarter, or sooner in a busy kitchen | Tank inspection for lime, probe and heater check, solenoid and strainer check | Technician |
| Before a high season or a large event | A full test brew and a leak check on dispensers and fittings | Technician |

The quarterly row is a judgement, not a manual figure. If the tank is clean at the first inspection, the next one can be spaced out. If it is not, the interval should come down. Either way the date goes on a label on the machine.

## Repair or replace a Bunn?

Compare the quote with a new brewer of the same class. Around half that price or more, replacing deserves a look. Most Bunn jobs sit well under, because thermostats, switches and sprayheads are modest parts.

| Fault | Our usual advice | Reason |
| --- | --- | --- |
| Sprayhead, switch, thermostat | Repair | Standard parts |
| Solenoid or strainer | Repair | Standard parts |
| Warmer element | Repair | Small part |
| Lime-choked tank, machine in good order | Repair | A delime is cheaper than a new brewer |
| Tank heater on an old brewer | Compare the quote | Check against the machine's age |
| Corroded or leaking tank | Lean to replacing | The manual links mineral build-up to serious leaks |
| Control board on an old brewer | Compare the quote | A quote near half the price of a new one tips the balance |

When a new unit is the sounder purchase we say so, and the call-out is all you pay.

## What to tell us when you book

- Which Bunn it is, with a plate photo if you can.
- What is wrong and how long it has been wrong.
- Whether the water is cold, the coffee is weak, the machine spits, or water leaks.
- The date of the last tank delime, and if the spring is run daily.
- Brewer, hot water dispenser or pod machine.

Mention any steps from this page you have done, and the technician starts there.

## Frequently asked questions

### Who repairs Bunn coffee machines in Dubai?

Our technicians do, at hotels, cafés, offices and homes, normally the same day: message us on WhatsApp at +971 55 209 9785. Machines in warranty belong with the dealer first.

### How much does Bunn coffee machine repair cost in Dubai?

The visit is AED 100 plus VAT, and most repairs come to between AED 80 and AED 400. Nothing is fitted before you approve the price.

### How do I descale a Bunn coffee maker?

The Bunn manual's daily routine is the deliming spring in the sprayhead tube, back and forth five or six times, in under a minute. The tank itself has to be delimed regularly depending on your water, and that needs a technician and the manual for your model.

### How do I clean a Bunn coffee maker?

Wipe the outside with a damp cloth rinsed in mild, non-abrasive liquid detergent, keep the sprayhead holes open and empty the server before each brew. Never immerse the machine or use a water jet.

### Can I descale a Bunn commercial coffee maker with vinegar?

A retailer's guide suggests it. We do not recommend vinegar on a commercial tank.

### Why is my Bunn coffee weak?

The manual lists the filter type, the grind, the sprayhead, how the funnel is loaded and the water temperature. Water at the sprayhead should not be below 195 degrees Fahrenheit.

### Why is my Bunn spitting and steaming?

Both Bunn manuals give lime build-up first, then the control thermostat. Delime the tank and test the thermostat.

### Why is my Bunn hot water dispenser leaking?

The H5 manual has no entry for a dripping faucet. Check the faucet and the inlet fittings, and the overflow cup and tube. If the leak is steady, close the supply valve, switch off and book a visit.

### What water pressure does a Bunn dispenser need?

The H5 manual says 20 to 90 psi from a half-inch or larger cold line, with a regulator bringing it to about 50 psi if it is higher.

### How long does a Bunn take to heat up?

The H5 manual gives about 10 minutes for the first fill and about 20 minutes to heat. A retailer says a VPR can take up to 15 to 20 minutes.

### Can I bypass the limit thermostat?

No. Both Bunn manuals say never to eliminate or bypass it and to use only the maker's replacement part.

### Is it worth repairing an old Bunn?

Usually yes for thermostats, switches, solenoids and sprayheads. For a corroded tank or a board on an old brewer, compare the quote with the price of a new one.
