Technician servicing an air conditioning unit

Overview

One Click Dubai services and maintains air conditioners in flats, villas, offices and shops across Dubai, with same-day visits. A full AC service cleans the filters, both coils and the drain, checks the electrics and the gas pressure, and ends with a cooling test, so the unit runs colder, quieter and cheaper through the summer.

You can book a single service, or take an annual maintenance contract with seven to eight visits a year in which parts, refrigerant gas and emergency call-outs are all included. We service every type of unit: wall splits, central and ducted systems, cassettes, window units and the fan coil units of chilled-water buildings.

Whether you call it AC servicing, an aircon service or an AC tune-up, this page sets out exactly what it includes, how to tell a real one from a quick filter wash, how often your unit needs it, what it costs in Dubai, and when a contract is better value than paying per visit.

AC service in Dubai: what we do and what it costs

AC service in Dubai from One Click Dubai is a full air conditioner service, a clean and check of each unit: filters washed, indoor and outdoor coils cleaned, drain line flushed, electrical parts tested, refrigerant pressure checked and cooling measured. The market price for this work is AED 150 to AED 350 per wall split unit, and we quote your price when you book.

What you want to knowOur answer
How soon can you come? The same day, and you can book at any hour
How is a service priced?Per unit, by type and size. You get the price when you book, before anyone travels

AC maintenance in Dubai: service, cleaning, repair or contract?

AC maintenance in Dubai covers four different jobs that are often confused: a routine service, a deep clean, a repair, and an annual maintenance contract. A service keeps a healthy unit healthy, a deep clean removes built-up dirt and mould, a repair replaces a failed part, and a contract schedules the servicing for the year.

JobWhat it isYou need it whenWhat it does not do
AC serviceRoutine clean and check of filters, coils, drain, electrics and pressureThe unit works, and you want to keep it that wayReplace failed parts or cure a leak
AC deep cleanIndoor unit opened up, with coil, fan barrel and drain pan washed with coil cleanerMusty smell, visible mould, weak airflow, or no service for over a yearFix electrical or gas faults
AC repairFinding and replacing the part that failedNo cooling, leaking, tripping, noise or an error codeClean the unit, unless dirt was the cause
Maintenance contractScheduled services through the year, with repairs and call-outs coveredSeveral units, a villa, a business, or you simply do not want to think about itCover damage, misuse or new installations

If your unit has already stopped cooling or is leaking, a service is the wrong booking. Go to AC repair, because the fault has to be found first. If the unit works but smells or blows weakly, start with a deep clean. If it works well and has not been touched for six months, book a service.

What a full AC service includes

A full AC service, sometimes called an AC tune-up or AC check-up, has eight steps: wash the filters, clean the indoor coil, clean the fan barrel, clean the outdoor coil, flush the drain, check the electrical parts, check the refrigerant pressure, and measure the cooling. Each step protects a different part, and skipping any of them leaves a known cause of breakdown in place.

StepWhat the technician doesWhy it matters
1. FiltersRemoves, washes and dries the mesh filters, and replaces torn onesA blocked filter starves the coil of air, which leads to ice and weak cooling
2. Indoor coilCleans the evaporator fins with coil cleaner and rinses themDirt on the coil is an insulating blanket. The unit runs longer for the same cooling
3. Fan barrelCleans the blower wheel that pushes air into the roomA dirty barrel cuts airflow and throws dust and mould spores into the room
4. Outdoor coilClears dust and sand from the condenser fins and straightens bent onesThe outdoor unit must shed heat. A clogged condenser overheats and can cut out
5. DrainFlushes the drain line and pan, and checks the slopeA blocked drain is the usual cause of water leaking indoors
6. ElectricsChecks terminals, the capacitor, the contactor and the current drawn by the motorsFinds weak parts before they fail on a hot day
7. Gas pressureReads the refrigerant pressures with gaugesLow pressure means a leak, which is cheaper to fix early
8. Cooling testMeasures the air going into and coming out of the indoor unitProves the service worked. The air leaving a healthy unit is typically 8 to 14°C colder than the air entering

What you get at the end

The technician tells you the readings, shows you anything that looks worn, and says plainly whether a part should be watched or replaced. Nothing is replaced without your agreement. If every reading is good, that is the end of the visit.

How long it takes

Allow about an hour for one wall split unit, longer for a ducted or cassette unit above a ceiling, and half a day for a villa with several units. A technician who has finished three units in twenty minutes has washed three filters and done little else.

How to tell a proper service from a quick filter wash

You can tell a proper AC service from a quick filter wash by watching for five things: the indoor cover comes off, the outdoor unit is cleaned, the drain is flushed with water, gauges or a meter are used, and the air temperature is measured at the end. If none of these happen, you have paid for a filter rinse.

1
The cover comes off

Cleaning the coil and fan barrel is impossible with the front panel only lifted. Expect the casing to be opened and a catch bag or sheet fitted under the unit.

2
Someone goes to the outdoor unit

Half of the system is outside. If nobody visits the balcony, ledge or roof, half the service is missing.

3
Water runs through the drain

A flushed drain is tested by pouring water into the pan and watching it leave. Ask to see it.

4
Instruments appear

Pressure gauges and an electrical meter are the only way to check gas and electrics. No instruments means no check.

5
A temperature is quoted

A technician who has measured the cooling can tell you the number. Ask for it, and note it for next time.

Offers to be careful with

Very low prices for many units. The time a real service takes does not fit the price, so steps are skipped.
A gas top-up recommended on every visit. Gas is sealed in and is not consumed, so a unit that needs topping up has a leak.
High-pressure water sprayed into the indoor unit with no cover or bag. Water in the electronics causes faults weeks later.
Strong acid cleaners on indoor coils. They brighten the metal and shorten its life. A neutral coil cleaner and a rinse is the correct method.

How often should you service your AC in Dubai?

Most homes in Dubai should service each air conditioner twice a year, once before summer and once after it. Units that run all day, homes with pets or allergies, and business premises need servicing every three months.

Your situationHow oftenWhy
Bedroom unit used at nightTwice a yearModerate hours, steady dust load
Living room unit running most of the dayEvery 3 to 4 monthsLong hours fill filters and coils faster
Home with pets, smokers or allergy sufferersEvery 3 monthsHair and particles clog filters, and air quality matters more
Flat near a construction site or a main roadEvery 3 monthsFine dust loads the outdoor coil quickly
Guest room or rarely used unitOnce a yearLow hours, but the drain can dry out and block
Shop, office, clinic or restaurantEvery 2 to 3 monthsLong hours, open doors, kitchen grease
After renovation or paintingStraight awayPlaster dust and paint mist coat the coils within days

The best months to book

Book the main service in March or April, before the heat arrives. The first hot weeks of the year expose every weak capacitor and dirty coil at once, and that is when technicians across the city are busiest. A second service in September or October clears a summer's worth of dust and catches wear before the next season.

Between services, DEWA advises washing the filters at least once a month in summer. That is a five-minute job you can do yourself, and it is described further down this page.

AC service by type: split, central, ducted, cassette, window and chilled water

The type of air conditioner changes what a service involves. A wall split AC service is done from a step ladder in about an hour, while central AC maintenance on a ducted system means working above the ceiling, and a chilled-water fan coil unit has water valves and strainers in place of a compressor and gas.

TypeWhat the service involvesPoints specific to this type
Wall split ACIndoor unit opened and cleaned, outdoor unit cleaned, drain flushed, electrics and pressure checkedThe standard service. Most parts that wear are easy to reach
Central and ducted ACUnit above the ceiling opened, coil and blower cleaned, drain pan and pump checked, return air filter and grilles cleanedNeeds access through a ceiling hatch. The ducts themselves are a separate job, covered by AC duct cleaning
CassettePanel dropped, coil and fan cleaned, condensate pump tested with water, louvres checkedThe lift pump is the weak point. It is tested on every service
Window ACUnit slid out or opened, both coils and the base pan cleaned, fan motor checkedDirt collects in the base pan and blocks the drain holes
Package unitRooftop unit opened, both coils cleaned, belts, contactors and motors checkedSits in full sun and dust, so it needs more frequent cleaning
Chilled-water fan coil unitFilter and coil cleaned, drain flushed, water valve and actuator tested, thermostat checked, strainer inspectedNo gas to check. The valve that lets chilled water into the coil is the part to test
Portable ACFilters washed, coils cleaned, tank and hose checkedUsually a short job

Servicing in a district cooling building

In towers supplied with chilled water, the building or the provider maintains the plant, the pumps and the risers. The fan coil unit inside your flat is still yours or your landlord's to maintain, and it needs the same filter, coil and drain care as any other unit. A neglected fan coil unit leaks through the ceiling and cools poorly, however good the building's supply is.

Villas with several units

A villa usually has a mix: ducted units for the main rooms and wall splits for the maid's room, the kitchen or an extension. All of them can be serviced in one visit. Tell us how many units there are and where the outdoor units sit, so the right number of technicians and ladders arrive.

AC service cost in Dubai

AC service cost in Dubai is typically AED 150 to AED 350 for one wall split unit and AED 250 to AED 450 for a ducted unit, with a deep clean at AED 250 to AED 500 per unit. These are 2026 market prices published by AC companies in the city, before VAT.

They show what the market charges and are not our fixed price list. We quote your price when you book, once we know the number, type and position of your units.

ServiceTypical Dubai market range (AED)
Standard service, wall split unit150 to 350 per unit
Standard service, ducted unit250 to 450 per unit
Standard service, chilled-water fan coil unit250 to 900 per unit, by size and access
Deep clean with coil cleaner250 to 500 per unit
Flat with two or three units, one visit350 to 1,200
Duct cleaning, apartment500 to 1,500
Duct cleaning, villa1,200 to 4,000
Gas refill, when a leak has been repaired250 to 600

What changes AC service charges

Number of units. The price per unit usually falls when several are done in one visit.
Type and size. A 5-ton ducted unit takes far longer than a 1.5-ton wall split.
Access. Outdoor units on roofs and external ledges, and indoor units above high ceilings, add time.
Condition. A unit that has not been cleaned for years needs a deep clean, not a standard service.
Extras found on the day. A weak capacitor or a blocked drain pump is quoted to you before it is replaced.

What a quote should say

Ask any company for the price per unit, the list of steps included, whether the outdoor unit is covered, and whether VAT is on top. A quote that only says AC service, with one figure, cannot be compared with another.

AC annual maintenance contract (AMC) or pay per visit?

An AC annual maintenance contract is worth having when you have three or more units, a villa, a business, or units that run most of the day. Our contract gives seven to eight scheduled visits a year and includes parts, refrigerant gas and emergency call-outs, so the yearly cost of keeping the system running is fixed in advance.

Pay per visitOur annual contract
Scheduled servicesWhen you remember to bookSeven to eight visits a year, booked for you

Refrigerant gasQuoted and paid for each timeIncluded
Emergency call-outsA diagnostic fee each timeIncluded

Yearly costUnknown until the year is overAgreed at the start

AC AMC charges in the Dubai market

For comparison, annual contracts advertised in Dubai in 2026 typically cost AED 450 to AED 1,500 for a studio or one-bedroom flat, AED 900 to AED 3,500 for a two or three-bedroom flat, AED 1,500 to AED 5,000 for a townhouse or small villa, and AED 4,000 to AED 8,000 or more for a large villa with ducted units. Most of those plans offer two to four visits a year and exclude parts and gas.

When you compare contracts, compare the number of visits, whether parts and gas are covered, and whether emergency call-outs are capped. A cheap contract with two visits and every repair charged extra can cost more over a year than a fuller one.

When a contract is not worth it

If you have one or two units in a flat you rent for a short time, or units that are rarely used, pay per visit and service them twice a year. We will tell you if that is the better choice for your home.

Contracts for whole buildings, offices and plant rooms are set out on our HVAC maintenance contract page.

Home AC service: flats and villas

Home AC service is carried out in your flat or villa with the furniture protected and the mess contained. The technician lays sheets under each indoor unit, fits a catch bag for the wash water, and cleans up before leaving, so a service does not mean a day of disruption.

How to prepare for the visit

Clear the floor under each indoor unit, and move beds or sofas that sit directly below one.
Make sure the outdoor units can be reached. Open the balcony or roof door and move anything stored around them.
Tell the security desk or management office, if your building asks for a work permit.
Note anything you have noticed. a room that cools slowly, a drip, a smell or a noise. A service is the best time to mention it.
Keep pets in another room, since doors will be open and ladders in use.

After the service

The units can be used straight away. A faint smell of coil cleaner for the first hour is normal and clears quickly. If a unit drips or cools worse in the days after a service, call us back. Something has been left loose, and we will put it right.

Rented home: who pays for AC servicing?

In a rented Dubai home, routine AC servicing usually falls to the tenant and repairs to the landlord, but the tenancy contract decides. Dubai's Law No. 26 of 2007 makes the landlord responsible for maintenance unless the two sides agree otherwise, and many contracts do agree otherwise for regular AC servicing.

Stage of the tenancyWhat usually happensWhat to do
Moving inThe landlord hands over the home with working air conditioningTest every unit on day one. Report weak cooling, leaks or smells in writing within the first days, with photos
During the tenancyMany contracts make the tenant responsible for periodic servicing and filter cleaningCheck your contract for an AC clause, service on time, and keep each invoice
A unit breaks downRepairs and failed parts are generally the landlord's cost, unless a minor-repair limit in the contract appliesReport it in writing before paying for anything
Moving outMany contracts require the units to be serviced before handoverBook a service in the last weeks and keep the invoice for the handover inspection

Service invoices matter in a rental. They show a landlord that the units were looked after, which protects your deposit, and they show a tenant's servicing history if a breakdown is disputed. We issue an invoice for every visit.

This is general information and not legal advice. Disputes are decided by the Rental Disputes Settlement Centre.

HVAC maintenance for offices, shops and restaurants

HVAC service and preventive maintenance for business premises in Dubai needs more frequent visits than a home, because the units run longer hours, doors open constantly and kitchens load the air with grease. We maintain cassette, ducted, package and VRF systems for offices, shops, clinics, gyms and restaurants, and schedule the work outside trading hours.

PremisesWhat wears the systemWhat we focus on
OfficesLong daily hours, many cassette units, blocked return air grillesFilters, condensate pumps, thermostats and airflow balance
Restaurants and cafesKitchen heat and airborne greaseCoil degreasing, drain lines and more frequent filter changes
Shops and showroomsDoors opening all day, rooftop package units in the sunCondenser cleaning, belts, contactors and door-side units
Clinics and pharmaciesTemperature-sensitive stock and patientsShorter intervals and a record of each visit
Gyms and salonsHumidity, hair and lintFilters, drains and coils

For a single shop or office, the same per-visit service or annual contract applies as for a home. For a building with chillers, air handling units and many fan coils, see HVAC maintenance contracts and chiller maintenance.

What a service will not fix, and when it becomes a repair

An AC service cleans and checks a working unit. It does not replace failed parts or cure a refrigerant leak. When the checks find a fault, the service turns into a repair, and you are given the fault and the price before any part is fitted.

Found during the serviceWhat it meansWhat happens next
Low gas pressureThere is a leak somewhere in the pipework or coilsLeak test, repair and refill, quoted separately
Weak capacitor readingThe part is close to failingReplace now for a small cost, or watch it. Your choice
Pitted contactorArcing on the switch that powers the outdoor unitReplacement recommended before summer
Noisy or stiff fan motorBearing wearReplace before it seizes and overheats the unit
Drain pump not lifting waterThe pump on a cassette or ducted unit has failedReplace, or the ceiling will get wet
Corroded coilAge, or damage from harsh cleaning in the pastRepair if the leak is small. Compare with a new unit if not

Finding these things during a service in April is the whole point. The same capacitor failing in July stops the cooling on the hottest day of the year. Repairs are covered in full on our AC repair page, and under an annual contract they are included.

AC service by brand

We service all major air conditioner brands sold in the UAE, including LG, Samsung, Daikin, Carrier, Mitsubishi, O General, Panasonic, Gree, Midea, Hitachi, Trane, York and Haier. The service steps are the same for every brand, while filter types, panel fixings and self-clean features differ by model.

LG and Samsung inverter splits often have fine dust filters and self-clean modes. The filters still need washing, and the coil still needs cleaning.
Daikin and Mitsubishi ducted and VRF systems show their fault history on the controller, and that history is checked during the service.
O General and other fixed-speed splits are simple and long-lived, and respond well to a regular coil clean.
Carrier, Trane and York package and ducted units have belts, larger filters and contactors that are checked on every visit.

For a unit inside its warranty, the maker's own centre is the right first call.

What you can do yourself between services

Between professional services, four jobs are safe to do yourself: wash the filters monthly, keep the outdoor unit clear, check that the drain is dripping outside, and set a sensible temperature. They take a few minutes and prevent most of the faults that build up between visits.

1
Wash the filters once a month in summer

Switch the unit off, lift the front panel and slide the mesh filters out. Rinse them under a tap from the clean side, let them dry in the shade and refit them. Do not use hot water or leave them in the sun, since they warp.

2
Keep the outdoor unit clear

Leave space around it and nothing on top of it. After a sandstorm, brush loose dust off the outside of the fins gently, without bending them.

3
Look for the drip

When the AC has been running a while, the small drain pipe outside should be dripping. No drip on a humid day, or water appearing indoors, means the drain is blocking.

4
Set 24°C

DEWA says each degree you raise the setting can save up to 5% of the AC's consumption, and the unit gets regular rest.

Leave everything else to a technician. Coils, fan barrels and electrical parts sit behind covers and beside live wiring, and the outdoor unit holds refrigerant under pressure.

How to choose an AC maintenance company in Dubai

To choose an AC maintenance company in Dubai, ask for four things before you book: the list of steps in their service, the price per unit, whether the outdoor unit is included, and what happens if a fault is found. A company that answers those plainly is likely to do the work properly.

Ask for the steps in writing. Compare them with the eight steps on this page.
Ask who comes. A service needs a trained AC technician, not a general cleaner.
Ask about the cleaner used on the coils. It should be a coil cleaner that is rinsed off, not an acid.
Ask for an invoice with the company's details. You will need it for a landlord, a warranty or a complaint.
For a contract, ask how many visits it has, what it excludes, and how you cancel.

Put the same questions to us. We would rather be chosen on the answers than on the lowest advertised price.

Frequently asked questions

Does an AC service include a gas refill?

No. A service checks the gas pressure. Gas is only added if a leak has been found and repaired, and that is quoted separately. Under our annual contract, gas is included.

Will servicing my AC lower my DEWA bill?

A clean unit reaches the set temperature sooner and runs for fewer hours, so it uses less electricity. The saving depends on how dirty the unit was, so we do not promise a figure.

Is coil cleaner safe for my AC?

Yes, when a neutral coil cleaner is used and rinsed off. Strong acids damage the fins and should not be used on indoor coils.

My AC is new. Does it need servicing in the first year?

Yes. Dust does not wait for a unit to age, and filters and coils load up from the first summer. Check the warranty card too, since some makers expect regular maintenance.

Should I service my AC in winter?

Yes, it is a good time. Units are under less load, appointments are easier to get, and any part that needs replacing is fitted before the heat returns.

Can all my units be serviced in one visit?

Yes. Tell us how many units you have and their types, and enough technicians are sent to finish in one visit.

Do I need AC servicing if my building has district cooling?

Yes. The building maintains the chilled water supply, but the fan coil unit in your flat still needs its filter, coil and drain cleaned.

How is a deep clean different from a service?

A deep clean opens the indoor unit fully and washes the coil, fan barrel and drain pan to remove built-up dirt and mould. A service is the lighter, regular clean and check that stops the build-up.

What does your annual maintenance contract include?

Seven to eight scheduled visits a year, with parts, refrigerant gas and emergency call-outs included. The units covered are listed in the contract.

Can I book an AC service at night or on a weekend?

Yes. Bookings are taken at any hour, and visits can be arranged for evenings and weekends.
