Overview

One Click Dubai cleans AC ducts in villas, apartments, offices and shops across Dubai, with same-day visits. AC duct cleaning, also called aircon duct cleaning or air duct cleaning, removes the dust, debris and mould that settle inside the ductwork, vents and grilles of a central air conditioning system, so the air reaching each room is as clean as the unit that cools it.

Every job starts with a camera inspection, because not every duct needs cleaning. Where it does, we use a rotary brush machine with a HEPA vacuum, wash the grilles, and can sanitise the ducts afterwards. You are shown photos from before and after.

This page explains how to tell whether your ducts need cleaning, how professional air conditioning duct cleaning is done, what can and cannot be cleaned, and what it costs in Dubai.

AC duct cleaning in Dubai: what we clean and what it costs

Our AC duct cleaning service in Dubai covers the air conditioner ducts from end to end: the supply ducts, the return air path, the plenum boxes behind each outlet, and every grille and diffuser. Market prices run from AED 300 to AED 600 per AC unit or zone, which puts most apartments between AED 500 and AED 1,500 and most villas between AED 1,200 and AED 4,000.

What you want to knowOur answer
How soon can you come? The same day, with bookings taken at any hour
Do you inspect first?Yes, with a camera inside the duct. You see what is there before you agree to a clean
How is it cleaned?Rotary brush and HEPA vacuum, with the duct held under suction so dust does not enter the room
How long does it take?About one and a half hours per AC unit or zone. A large villa takes most of a day
Is sanitising included? It is offered after cleaning, and quoted as a separate line
Which buildings?Villas, townhouses, apartments, offices, shops, restaurants and clinics
What else?Kitchen exhaust ducts, dryer vents, and repairs to torn ducts and wet insulation

Duct cleaning does not clean the AC unit itself. The coil, fan and drain pan are covered by AC cleaning, and the two jobs are often booked together.

Duct cleaning or AC cleaning: which one do you need?

Duct cleaning and AC cleaning are two different jobs, though they are often sold together as AC service and duct cleaning, on two different parts of the system. AC cleaning washes the unit that cools the air: its coil, fan, drain pan and filters. Duct cleaning clears the metal or flexible passages that carry that air to the rooms. Most smells and weak cooling start in the unit, not the ducts.

Which to book first

A smell when the AC starts, in every room. the unit. Book AC cleaning.
A smell or dust from one vent only. that duct run. Book a duct inspection.
Dust on furniture a day after wiping, with clean filters. ducts or a leak in the return air path.
Just moved in, or renovation has finished. both, with the unit cleaned first.
You have wall split units only. there are no ducts to clean.

Cleaning ducts and leaving a dirty unit is wasted money, because the fan blows whatever grows on the coil straight back into the clean ducts. When both are due, we do AC and duct cleaning in one visit, unit first.

Do your ducts need cleaning? Signs, and when they do not

Ducts need cleaning when there is visible mould inside them, when pests have been in them, or when they hold so much dust and debris that particles blow into the rooms. Those are the three conditions the US Environmental Protection Agency gives, and the agency advises cleaning ducts as needed, not on a fixed routine.

What you seeWhat it usually meansWhat to do
Puffs of dust from a vent when the AC startsLoose dust in that duct runInspection, then cleaning
Dark rings on the ceiling round a diffuserDust carried in the airstream sticking to a cold, damp surfaceWash the grille, check the filter and the duct

When ducts do not need cleaning

A light, even film of dust on the duct wall is normal. It stays where it is and does not reach the room.
A smell from every vent at once nearly always comes from the unit.
A wall split AC, a window unit and a portable unit have no ducts.
Ducts cleaned in the last year, with filters in place since, rarely need it again.

Two checks you can do yourself

1
Look behind a grille

Unclip or unscrew one supply grille and shine a torch into the opening. Take a photo with your phone held inside. Thick grey felt, debris or dark patches mean it is worth an inspection.

2
Check the return air filter

Find the large grille the AC draws air through. If its filter is missing, torn or grey with dust, the ducts downstream have been taking unfiltered air.

Is duct cleaning necessary for every home? No. That is why we put a camera in the duct first and show you the picture.

How AC ducts are cleaned, step by step

Air conditioning ducts are cleaned by source removal: the dirt is loosened from the duct wall by a rotating brush and carried away by a HEPA vacuum that keeps the duct under suction. Working this way, known as negative pressure duct cleaning, means the dust travels to the machine and not out of the vents.

1
Inspect with a camera

A camera goes into the supply and return ducts. You see the condition, and the technician sees the duct material, the length of the runs and any damage.

2
Protect the rooms

Floors and furniture under each vent are covered, and the AC is switched off at the isolator.

3
Remove the grilles and diffusers

Each one is taken down and set aside for washing.

4
Put the duct under suction

The HEPA vacuum is connected at one opening. The other vents on that run are sealed, so air is drawn towards the machine.

5
Brush each run

The rotary brush travels along the duct and loosens dust from the walls. The brush is matched to the duct: firmer for sheet metal, soft for flexible duct.

6
Clean the plenum boxes and the return path

The boxes behind each outlet and the return air chamber collect the most dust, and are brushed and vacuumed by hand.

7
Wash the grilles

Grilles and diffusers are washed, dried and refitted.

8
Sanitise, if you have chosen it

A sanitising treatment is applied to the cleaned duct surfaces.

9
Inspect again and test

The camera goes back in for the after photos. The AC is run, and airflow at each vent is checked.

What you should have at the end

Before and after photos of your own ducts.
Clean grilles, refitted flush with the ceiling.
No dust on the floor or furniture under the vents.
A note of anything found that cleaning cannot fix, such as a torn duct or wet insulation.

A full duct system cleaning that takes twenty minutes for a whole flat has not followed these steps.

Duct cleaning methods compared

Four methods are sold as duct cleaning in Dubai: rotary brush with HEPA vacuum, vacuum only, compressed air tools, and robotic cleaning. They differ in how well they loosen dirt from the duct wall and in how well they stop it escaping into the home.

MethodHow it worksGood forLimits
Rotary brush with HEPA vacuumA spinning brush loosens dirt while the vacuum removes itHomes, offices and shops. The method we useBrush must suit the duct. Too stiff a brush tears flexible duct
Vacuum onlyA hose is passed into the ductLoose debris near the openingLeaves the film on the walls. Often what a very low price buys
Compressed air whips and nozzlesAir jets knock dust loose towards a collectorLong metal ducts in commercial buildingsNeeds a strong collector, or the dust comes out of the vents
Robotic duct cleaningA camera-guided machine drives along the ductLarge rectangular ducts in malls, hotels and towersDoes not fit the small ducts of most homes. We do not offer it

Why HEPA matters

A HEPA filter holds the fine dust that an ordinary vacuum blows back out of its exhaust. With an ordinary machine standing in your hallway, duct cleaning can leave more dust in the air of the home than it removed from the ducts.

Offers to treat with caution

A price for the whole home that is lower than the market price for a single unit.
Cleaning with no inspection and no photos.
A spray or fog offered in place of cleaning.
A technician who shows you a handful of dust from the grille as proof the whole system is filthy.

Sheet metal, flexible and insulated ducts: what can be cleaned

How a duct can be cleaned depends on what it is made of. Bare sheet metal can be brushed firmly and comes up clean. Flexible duct needs a soft brush and a light hand. Duct lined with fibreglass insulation can be vacuumed gently, but if that insulation is wet or mouldy it has to be replaced.

Duct typeWhere you find itHow it is cleanedWhen it is replaced instead
Galvanised sheet metalMain runs in villas, offices and shopsRotary brush and HEPA vacuumRarely. Only if rusted through
Pre-insulated panel ductMany Dubai apartments and newer villasSoft brush and vacuum, with care at the jointsIf the inner foil is torn or the panel is soaked
Flexible ductThe last metre or two to each outlet, and whole branches in some villasSoft brush or air tools at low forceIf torn, crushed, sagging with water, or mouldy inside. Replacing it is often cheaper than cleaning
Metal duct with internal fibreglass liningOlder buildings and some plant roomsGentle vacuum onlyIf the lining is wet, mouldy or shedding fibres
Plenum boxes behind diffusersEvery ceiling outletBrushed and vacuumed by handIf the internal insulation is mouldy

The EPA's guidance on this point is direct: insulation inside a duct that has become wet or mouldy cannot be cleaned effectively and should be removed and replaced. Brushing it spreads fibres and leaves the growth in place.

We replace flexible duct and damaged insulation as part of the same job, and we tell you before starting if the camera shows sections that should be replaced.

AC vent, grille and diffuser cleaning

AC vent cleaning, or aircon vent cleaning, means taking down the grilles and diffusers, washing them, and cleaning the plenum box and the first stretch of duct behind each one. It is the part of AC vent and duct cleaning you can see, and in many apartments it removes most of the visible dust and staining.

Supply diffusers, the square or slot outlets in the ceiling, collect dust on the blades and a dark ring on the paint around them.
Return grilles are larger and sit in front of the filter. They gather lint and hair on the room side.
Linear slot diffusers in living rooms hide a long plenum box, which holds more dust than the slot suggests.
Bathroom and kitchen extract grilles belong to the ventilation system and are cleaned on request.

What you can do between visits

Wipe the face of each grille with a damp cloth every month, and vacuum the return grille with a brush attachment. Do not push a vacuum hose deep into a flexible duct, and do not spray cleaner or air freshener into a vent.

If the dark ring on the ceiling returns within weeks of cleaning, the cause is usually a missing or badly fitted filter, or warm humid air leaking past the diffuser.

Mould in air ducts

Mould in air ducts (mold, in the American spelling) grows where the duct surface is damp: near the unit, where air is coldest, at joints where humid air leaks in, and on insulation that has got wet. Dry sheet metal with a little dust does not support much growth, so mould in a duct is nearly always a moisture fault as well as a cleaning job.

Where the mould isUsual causeWhat is done
On the grille and the ceiling round itHumid room air meeting a cold diffuserGrille washed. Ceiling cleaned. Check the temperature setting and room ventilation
In the plenum boxCondensation on poorly insulated metalBox cleaned and treated. Insulation renewed
In the first metres of supply ductMoisture carried over from a dirty or iced coilUnit cleaned first, then the duct cleaned and treated
On internal insulationA past leak, or a duct that sweatsInsulation replaced
Inside flexible ductWater lying in a sagging sectionSection replaced, and the run re-hung so that it drains

Is mould in AC ducts a health concern?

The World Health Organization's guidelines on dampness and mould link damp, mouldy buildings with more respiratory symptoms, more respiratory infections and worse asthma. Ducts carry air to every room, so visible growth in them is worth dealing with promptly. We are AC engineers and not doctors, and anyone with breathing symptoms should also take medical advice.

What looks like mould and is not

Black dust from candles, incense or cooking, stuck to a cold grille.
Grey felt of ordinary house dust.
Rust staining on old metal grilles.

The camera, and a wipe test on the surface, usually tell them apart. Where there is real doubt about what the growth is, a laboratory test of a sample settles it.

Stopping it coming back

Keep the AC unit clean, because a dirty coil sends moisture down the duct.
Set 24°C or above. Very cold supply air makes ducts and diffusers sweat.
Repair torn duct insulation, so the metal is not exposed to humid ceiling air.
Keep the filter in place and wash it monthly in summer.

Duct sanitising and disinfection

Duct sanitising, also written sanitizing, is a treatment applied to the inside of the ducts after they have been cleaned, to reduce the bacteria and mould spores left on the surfaces. It works on clean, hard surfaces. Applied to a dusty duct, or to insulation, it does little, so it is an addition to cleaning and never a replacement.

When it is worth having. after mould removal, after pests, when moving into a home with an unknown history, and in clinics, nurseries and gyms.
How it is applied. as a fine mist, or fog, carried through the cleaned ducts, with the home ventilated afterwards.
What is used. a product made and labelled for use in air conditioning systems, at the maker's stated dose.
What we do not use. ozone generators. Ozone is a lung irritant.
What it does not do. it does not remove dust, it does not fix the damp that let mould grow, and it is not a medical treatment.

The EPA notes that research on how well these treatments work inside ducts is limited. That is why we offer air duct sanitising as your choice and price it separately, and why the cleaning comes first.

AC duct cleaning cost in Dubai

AC duct cleaning cost in Dubai is typically AED 300 to AED 600 per AC unit or zone for a standard clean, and AED 600 to AED 900 with sanitising. These are 2026 market prices published by companies in the city, before VAT, and they show what the market charges and are not our fixed price list.

JobTypical Dubai market range (AED)
Duct inspection only100 to 200
Duct cleaning, per AC unit or zone300 to 600
Duct cleaning with sanitising, per unit or zone600 to 900
Studio or 1-bedroom apartment500 to 950
2 to 3-bedroom apartment950 to 1,500
4 to 5-bedroom villa1,900 to 2,850
Larger villa2,850 to 4,750 and above
Kitchen exhaust duct, home400 to 700
Offices and shopsQuoted after a site visit

We quote your price when you book, once we know the number of AC units, the number of vents and the type of property.

What changes the price

Number of AC units and vents. This is the main factor.
Length and layout of the duct runs. A two-storey villa has far more duct than a flat with the same number of rooms.
Access. Ducts above solid ceilings with few hatches take longer.
Condition. Construction dust and mould take more passes.
Extras. sanitising, replacing flexible duct, renewing insulation.

How to compare two quotes

The average cost of duct cleaning tells you little, because homes differ so much. Ask each company the same five questions. Is the price per unit, per vent or for the whole home? Are the return air path and the plenum boxes included, or only the supply grilles? What machine is used? Are before and after photos provided? Is VAT included? Two quotes that look far apart are often for different amounts of work.

Villas, apartments and tower buildings

The duct layout in a Dubai home depends on the building. A villa has its own ducted units with long runs to every room, an apartment usually has one or two units with short ducts, and many towers on district cooling have a fan coil unit with almost no duct at all.

PropertyTypical systemWhat duct cleaning involvesTime
Villa or townhouseSeveral ducted units, with long supply runs and many outletsEach unit's ducts cleaned in turn, upstairs and downMost of a day. Two days for very large villas
Apartment with ducted split unitsOne unit per zone, with a few metres of ductShort runs, plenum boxes and grillesTwo to four hours
Tower apartment on chilled waterA fan coil unit above the corridor or bathroom ceiling, with short ductsThe fan coil unit matters most. Ducts and grilles are quickOne to three hours
Apartment with wall split unitsNo ductsNothing to clean. Book AC cleaning

Who is responsible in a tower

Inside your apartment, the ducts and the fan coil unit are normally the owner's or tenant's to maintain. The fresh air risers and corridor ducts belong to the building and are looked after by the building's management. If dust or smells arrive through a fresh air vent, raise it with them.

In a rented home, check the tenancy contract. Many make the tenant responsible for routine cleaning, and the landlord for repairs to the system. Home duct cleaning after a previous tenant, before you move furniture in, is the easiest time to do it.

How often to clean AC ducts in Dubai

In a Dubai home, have the ducts inspected every year or two and cleaned when the inspection shows a need, which for most households works out at every two to three years. Offices and shops, with more people and longer running hours, usually need cleaning every one to two years.

SituationSuggested interval
Apartment or villa, filters kept cleanInspect every 1 to 2 years. Clean every 2 to 3 years
Pets, smokers, or someone with asthma or allergiesInspect yearly. Clean every 1 to 2 years
After renovation, fit-out or paintingStraight away, once the work is finished
Moving into a home with no service historyInspect before moving in
After water damage or a ceiling leakInspect straight away, and replace wet insulation
Offices, shops, gyms and salonsEvery 1 to 2 years
Restaurant kitchen exhaustFar more often. See the kitchen section below

Some companies recommend duct cleaning every six months for every home. Sand and dust in Dubai do load a system faster than in many cities, but they are caught mostly by the filter and the coil, which is why the unit needs cleaning more often than the ducts.

Commercial and HVAC duct cleaning

Commercial HVAC duct cleaning follows the same method as residential duct cleaning, on larger HVAC ducts and ventilation ducts, and outside working hours. Offices, shops, clinics, gyms, schools and restaurants are cleaned by zone, so that part of the premises stays in use, and each zone is photographed before and after.

Offices. supply and return ducts, diffusers and the ceiling void around return grilles, done in the evening or at weekends.
Shops and showrooms. rooftop package units and their main ducts, which draw in dust every time the doors open.
Clinics and nurseries. cleaning followed by sanitising, with a dated report for the premises file.
Gyms and salons. return grilles and filters clog quickly with lint and hair, and need attention between duct cleans.
Air handling units (AHU). the unit, its filters and the first sections of duct are cleaned together.

We clean ducts in shops, offices and low-rise commercial buildings with the same brush and HEPA vacuum equipment. Very large main ducts in malls and towers are a job for robotic or air-driven equipment, which we do not provide.

Regular duct inspection can be added to a maintenance contract. See HVAC maintenance contracts.

Kitchen exhaust ducts and dryer vents

Kitchen exhaust ducts and dryer vents are not part of the air conditioning, but they are cleaned for a more urgent reason: both collect material that burns. A kitchen duct lines itself with grease, and a dryer vent fills with lint.

Kitchen duct cleaning

Kitchen duct cleaning removes the grease film from the hood, its filters, the duct and the extract fan. In a home, the signs are a hood that no longer clears smoke, grease dripping from the hood, and a smell of old oil. In a restaurant, the duct is degreased from the hood to the fan on a regular schedule set by how much frying and grilling is done. A busy grill kitchen needs it several times a year.

If the hood itself has stopped working, see kitchen hood repair.

Dryer vent cleaning

Dryer vent cleaning clears lint from the hose and duct that carry a vented dryer's exhaust outdoors. Book it when clothes take longer to dry, the dryer or the laundry room feels hot, or there is a burning smell. Clean the dryer's lint screen after every load, and have the vent itself cleaned about once a year. Condenser and heat pump dryers have no vent.

A dryer that still dries slowly with a clear vent has a fault. See dryer repair.

Water dripping from an AC vent, and other duct faults

Water dripping from an AC vent is not cured by duct cleaning. It comes from condensation on a duct or plenum box with poor insulation, or from the unit's drain overflowing above the ceiling. Both are repairs, and both leave ceiling stains and mould if they are left.

FaultLikely causeRepair
Water dripping from a ceiling ventSweating plenum box or duct, or a blocked AC drain aboveInsulation renewed, or the drain cleared
Weak air at one ventFlexible duct crushed, kinked or pulled off its collarDuct reconnected or replaced
A room that never coolsA leaking duct joint cooling the ceiling voidJoints sealed

Dust returns days after cleaningA gap in the return air path, drawing in ceiling dustReturn path sealed and the filter refitted
Black soot marks round a ventAir leaking past the edge of the diffuserDiffuser sealed to the plenum box

We repair torn and loose AC ducting, replace flexible duct and renew wet insulation. If the unit itself is leaking or not cooling, book AC repair.

Keeping ducts clean after the visit

Ducts stay clean when dust and water are kept out of them, and that is mostly the job of the filter and the unit. A fitted, washed filter and a clean, dry coil do more for duct hygiene than frequent cleaning.

Wash or replace the return air filter monthly in summer, and never run the AC without it.
Have the unit cleaned once or twice a year, with the drain flushed. See AC service and maintenance.
During building work, switch the AC off and cover the grilles. Clean the filter before restarting.
Keep the fresh air intake, if your home has one, clear and filtered.
Fix ceiling leaks and sweating ducts quickly, before the insulation soaks.

Duct cleaning near me: choosing a company, and areas we cover

When you search for duct cleaning near me, air duct cleaning near me or vent cleaning near me, compare companies on what they show you, not on what they claim. A good AC duct cleaning company in Dubai inspects first, names its method, includes the return air path, and gives you photos.

Inspection before quoting, with pictures from inside your ducts.
Rotary brush and HEPA vacuum equipment, brought to the job.
A price that states what it is per, and what is included.
Duct cleaning specialists who can open and refit AC parts, not general cleaners.
An honest answer when ducts do not need cleaning.

Frequently asked questions

Is AC duct cleaning really worth it?

It is worth it when there is mould, pest debris, construction dust or heavy build-up in the ducts. It is not worth paying for on a fixed schedule with no inspection.

Will duct cleaning lower my electricity bill?

Not usually. Bills fall when the coil and filters are cleaned or a leaking duct is sealed. Cleaning a duct wall changes airflow very little.

Is the work messy?

No. The duct is held under suction and the vacuum has a HEPA filter, so dust goes into the machine. Floors and furniture under the vents are covered.

Can I stay at home during the cleaning?

Yes. The AC is off for the rooms being worked on. If you choose sanitising, keep out of the treated rooms until they have been aired.

My apartment has split ACs on the wall. Do I need duct cleaning?

No. Wall split units have no ducts. They need AC cleaning.

Can flexible ducts be cleaned?

Yes, gently, with a soft brush. If a flexible duct is torn, crushed or mouldy inside, replacing that section is the better fix.

Do you clean the AC unit at the same visit?

Yes, and we recommend it. The unit is cleaned first, so it does not blow dirt into clean ducts.

How do I know the ducts were really cleaned?

You receive before and after photos from inside your own ducts, and you can look behind any grille yourself.

Why is there dust again a week after cleaning?

Either the filter is missing or badly fitted, or there is a gap in the return air path pulling in dust from the ceiling void. Both can be fixed.

Do you use chemicals in the ducts?

Cleaning is mechanical, by brush and vacuum. A sanitising product is used only if you ask for that treatment.
