Overview

One Click Dubai repairs chillers across Dubai, with an engineer on site the same day and within the hour for a plant that has stopped. We repair air-cooled and water-cooled chillers of every size and type, from villa water tank chillers to scroll, screw and centrifugal machines serving towers, hotels, malls, factories and process lines.

A chiller that trips at two in the afternoon in August is an emergency for everyone in the building. This page explains why chillers stop cooling, what the operator can check and record before we arrive, how each kind of fault is repaired, and what decides whether a chiller is repaired, overhauled or replaced.

Our own engineers carry out compressor overhauls, refrigerant recovery and recharge, leak repairs and tube repairs. The work is not passed to a third party.

Chiller repair in Dubai: the short answers

Chiller repair in Dubai from One Click Dubai starts with a diagnostic visit. The engineer reads the alarm history, takes pressures, temperatures and electrical readings, identifies the fault, and gives a written quotation before any repair work.

Chiller troubleshooting: not cooling, by what you see

Chiller troubleshooting begins at the control panel. A chiller not cooling has either stopped on a safety, or is running and cannot move enough heat. The control panel tells you which. A machine that has tripped shows an alarm. A machine that runs with warm leaving water has a capacity problem: low refrigerant, fouled heat exchangers, low water flow or a compressor that is not loading.

What the operator seesMost likely causeArea to check
Tripped on high pressureThe condenser cannot reject heatAir-cooled: dirty coils, failed fan. Water-cooled: low condenser water flow, fouled tubes, hot tower water
Tripped on low pressureNot enough refrigerant reaching the compressorLeak and low charge, blocked filter drier, faulty expansion valve, low chilled water flow
Freeze protection or low leaving water temperature tripEvaporator getting too coldLow chilled water flow, dirty strainer, failed pump, faulty sensor, low charge
Flow switch alarmWater not proven through the evaporator or condenserPump stopped, closed valve, air in the system, blocked strainer, faulty switch
Compressor overload or motor protectionCompressor drawing too much current or overheatingVoltage imbalance, failing contactor, high head pressure, mechanical wear
Oil pressure or oil level alarmOil not returning or not circulatingLow oil, blocked oil filter, refrigerant diluting the oil, failed oil pump or heater
Runs, leaving water 3 to 5 degrees warmer than setpointChiller not cooling enough for the loadFouled condenser, low charge, compressor not loading fully, load higher than design
Runs, short cycles on and offToo little load, or a control faultLow water volume in the loop, wrong setpoints or differentials, faulty sensor
Will not start, no alarmNo call for cooling, or an interlock openBMS signal, remote start, flow proof, phase monitor, control fuse

The first two rows account for most summer breakdowns in Dubai. High pressure trips rise sharply when ambient temperatures pass 45 degrees and condensers are dirty. Low pressure trips usually trace back to a leak that has been slowly reducing the charge for months.

What to check and record before the engineer arrives

The readings an operator takes in the first ten minutes often cut an hour from the diagnosis. Record them before resetting anything, because a reset clears evidence.

1
Photograph the control panel

The active alarm, and the alarm history with times.

2
Note the water temperatures

Chilled water entering and leaving, and on water-cooled plant, condenser water entering and leaving.

3
Note the pressures

Suction and discharge for each circuit, if the panel displays them.

4
Check the pumps

Are the chilled water and condenser water pumps running? Are their isolating valves open?

5
Look at the condenser

Air-cooled: are all fans turning, and are the coils clear? Water-cooled: is the cooling tower fan running and the basin full?

6
Check the power

Any tripped breakers, blown fuses or phase failure indication at the panel.

7
Note what changed

Recent maintenance, a power interruption, a valve that was shut, a new tenant load.

What not to do

Do not reset a tripped chiller more than once. Repeated restarts on a high pressure or oil fault can destroy a compressor.
Do not bypass a flow switch, pressure switch or freeze protection to keep the plant running. These protect the evaporator from freezing and bursting.
Do not top up refrigerant without finding the leak. The charge will be lost again.
Do not wash an air-cooled coil with a high-pressure jet at close range. The fins fold over and the airflow is lost.

If one chiller in a multi-chiller plant has failed, check that the others have picked up the load and that the building's critical areas are being served first.

Air-cooled chiller repair

Air-cooled chiller repair in Dubai is dominated by the condenser. An air-cooled chiller rejects its heat straight to outdoor air, and at 45 to 50 degrees ambient it is working at the limit of its design. Anything that reduces airflow or heat transfer across the coil pushes the head pressure to the trip point.

Why summer exposes weak chillers

Every degree of rise in condensing temperature costs capacity and adds current. A chiller with 20% of its coil face blocked may run acceptably in March and trip daily in July. Coil cleaning before the summer is the cheapest repair there is, and many summer breakdowns we attend would not have happened if it had been done.

Coastal and roof installations

Chillers on roofs near the coast suffer from salt corrosion of the aluminium fins. Once the fins have crumbled away from the tubes, cleaning cannot restore the capacity. We assess the coil, and where the damage is advanced we quote for replacement coils, with a protective coating if the site warrants it.

Water-cooled chiller repair

Water-cooled chiller repair involves the whole condenser water circuit, not only the chiller. The chiller rejects heat to water, the water carries it to a cooling tower, and the tower rejects it to the air. A fault anywhere in that chain shows at the chiller as high head pressure.

FaultSymptomRepair
Condenser tubes fouled with scale or biological growthHead pressure creeping up over weeks, rising approach temperatureTube cleaning by brushing, and descaling where scale is hard

Reading the approach temperature

The condenser approach is the difference between the refrigerant's condensing temperature and the water leaving the condenser. On clean tubes it is small. As the tubes foul, it widens, because the refrigerant has to run hotter to push the same heat through the dirt. An approach that has doubled since the last cleaning is the clearest sign that the tubes, not the compressor, are the problem.

Tube leaks

A tube that has failed lets water into the refrigerant side, which is serious: moisture forms acid and attacks the compressor windings and bearings. We isolate and pressure test the bundle, plug or replace the failed tubes, then dehydrate the circuit by deep vacuum and replace the filter driers and oil before recharging.

Chiller compressor repair

Chiller compressor repair depends on the compressor type and on why it failed. A compressor rarely dies of old age alone. It is killed by liquid refrigerant flooding back, by loss of oil, by overheating from high head pressure, or by electrical faults. Finding the cause matters as much as replacing the machine.

Compressor typeWhere it is usedTypical failuresRepair approach
ScrollSmall and medium air-cooled chillers, in multiplesBurnt motor windings, seized scrolls, failed internal protectorReplace the compressor. Clean the circuit after a burnout
ReciprocatingOlder and smaller plantBroken valves, worn rings and bearings, failed unloadersOverhaul with a valve plate and bearing kit, or replace
ScrewMedium and large air-cooled and water-cooled chillersBearing wear, slide valve faults, oil system faults, motor burnoutBearing overhaul, slide valve repair, or exchange compressor
CentrifugalLarge water-cooled plantBearing wear, vane actuator faults, surge, oil pump failureBearing and seal overhaul, guide vane and control repair

After a motor burnout

When a hermetic or semi-hermetic compressor motor burns out, acid and carbon are carried through the whole refrigerant circuit. Fitting a new compressor into a contaminated system destroys it within months. The correct repair recovers the refrigerant, fits burnout filter driers in the suction and liquid lines, tests the oil for acid after a period of running, and changes the driers and oil again until the system tests clean.

Screw compressor overhaul

Screw compressors announce bearing wear through rising vibration and noise before they fail. Overhauled at that stage, the compressor needs bearings, seals and gaskets. Left until the rotors touch the housing, it needs replacement. We carry out compressor overhauls ourselves, and oil analysis from regular maintenance is what tells us when one is due.

Is the compressor really at fault?

A compressor that will not start is often blamed wrongly. We check the contactor, the overloads, the phase monitor, the control circuit, the windings' resistance and insulation, and the oil and pressure safeties before condemning it.

Refrigerant leaks: detection, repair and recharge

A refrigerant leak is the commonest reason a chiller slowly loses capacity and then starts tripping on low pressure. Topping up the charge without finding the leak wastes refrigerant and money, and the fault returns.

1
Confirm the charge is low

From suction pressure, superheat, subcooling, and bubbles in the sight glass, read together.

2
Find the leak

With an electronic detector, soap solution at joints, and where needed a nitrogen pressure test or tracer. Oil stains mark many leaks.

3
Recover the refrigerant

Into cylinders, weighed, so that the system can be opened.

4
Repair

Re-braze the joint, replace the valve, flare, gasket, seal or coil section.

5
Pressure test with nitrogen

And hold, to prove the repair.

6
Evacuate

To a deep vacuum to remove air and moisture. New filter driers are fitted.

7
Recharge by weight

To the maker's stated charge, then check superheat and subcooling under load.

Where chillers commonly leakWhy
Schrader valves and service portsWorn cores and missing caps
Flare joints and flanged gasketsVibration and thermal cycling
Condenser coil return bendsCorrosion and vibration against the tube sheets
Compressor shaft seals on open-drive machinesWear
Pressure relief valvesWeeping after lifting once
Evaporator or condenser tubesCorrosion, erosion or freezing damage

We work with the refrigerants found in Dubai's chillers, including R134a, R407C, R410A and R22 on older plant. Refrigerant is recovered, never vented. For R22 machines, where the gas is being phased out and is costly, a large leak is often the moment to discuss replacement.

Pump, flow and control faults

Many chiller trips have nothing wrong with the refrigeration circuit at all. The chiller is protecting itself from a water flow or control problem elsewhere in the system.

FaultSymptom at the chillerFix
Chilled water pump failed or trippedFlow alarm, chiller will not startPump motor, bearings, seal, coupling or starter

Controller or board faultBlank display, frozen screen, outputs not switchingRepair or replace, reload settings
BMS communication lostChiller not called to runCheck the interface, wiring and the BMS signal
Low voltage or phase imbalanceCompressors tripping on overloadMeasure supply, tighten terminations, report supply issues

Loose electrical terminations deserve a special mention. Heat cycles loosen them over the years, a loose connection overheats, and the result is a burnt contactor or a single-phased compressor. Checking and tightening terminations is part of every visit we make.

Villa water tank chillers

A water tank chiller cools the water in a villa's roof tank so that the cold tap does not run scalding in summer. These are small packaged units, and their faults differ from those of building chillers.

SymptomLikely causeRepair
Tap water hot in summer, unit runningDirty condenser coil, low refrigerant, or an undersized unitClean the coil, find the leak, check sizing against tank volume
Unit not runningTripped breaker, failed thermostat or controller, failed capacitorElectrical repair
Unit runs, circulation pump stoppedPump seized or failed, air lockNew pump, vent
Ice on the pipeworkLow water flow through the heat exchangerClean the strainer, check the pump
Unit tripping repeatedly in the afternoonHigh head pressure in direct sunClean the coil, shade the unit, check the fan
Water leaking at the unitPipe joint, pump seal or corroded heat exchangerRepair the joint or seal. Replace a corroded exchanger

Because the water in these systems is drinking and washing water, the heat exchanger and tank must be kept clean. We service tank chillers before the summer: coil wash, refrigerant check, pump and thermostat test, and strainer clean. A unit sized correctly for the tank, shaded from direct sun and serviced once a year gives little trouble.

Process, industrial and glycol chiller repair

Process and industrial chillers cool machinery, moulds, lasers, food and beverage lines and other equipment, and a failure stops production. They differ from comfort cooling chillers in running year round, often at lower temperatures and with a glycol mixture.

Glycol concentration. too weak, and the evaporator can freeze. Too strong, and the pumps struggle and heat transfer falls. We test the concentration and correct it.
Low temperature operation. suction pressures are lower and oil return is harder, so oil management faults are more common.
Dirty process water. open tanks and process circuits carry debris that blocks strainers and plate heat exchangers.
Plate heat exchangers. these foul and freeze more readily than shell and tube. A frozen plate exchanger usually has to be replaced.
Tight temperature control. process loads often need the water held within a degree, which exposes worn expansion valves and poorly tuned controls.
Small portable chillers. common on moulding and laser equipment. Their faults are usually the pump, the fan, the controller or the charge.

For a production chiller, tell us what it serves and how long the process can run without it. That decides whether we repair in place, work overnight, or arrange a staged repair around production.

Trane, York, Carrier and other chiller brands

We repair all chiller brands found in Dubai. The refrigeration principles are the same across makes. What differs is the controller, the fault code scheme and the parts supply.

BrandWhat we commonly seeNotes
TraneAir-cooled screw and scroll chillers, water-cooled CenTraVac centrifugal plantController diagnostics are detailed. Record the diagnostic text as shown
YorkAir-cooled scroll and screw, large water-cooled plantSafety and cycling shutdowns are listed separately in the history
CarrierAir-cooled scroll and screw, including older 30GT and 30GTN machinesAlarm and alert codes are numbered. Note the number and the circuit
Daikin and McQuayAir-cooled screw and scroll, water-cooledAs above
Regional and other makesPackaged air-cooled chillers and tank chillersParts are usually standard components

For Trane CenTraVac or Carrier 30GT troubleshooting, the machine's own diagnostic history is the starting point, and the maker's service literature for that model gives the meaning of each code. A chiller technician needs the code as displayed, not a description of it.

When you call, give us the make, the model and serial number from the nameplate, the refrigerant, and the exact alarm text or code. With those we can check parts availability before we set out.

Repair, overhaul, refurbishment or replacement

Whether to repair a chiller, overhaul it, refurbish it or replace it depends on its age, its refrigerant, its efficiency and the state of its heat exchangers. A chiller in sound condition is nearly always worth repairing, because replacement costs many times more and takes weeks.

SituationUsual decision
Single component failure on a chiller under 15 years oldRepair
Compressor bearing wear caught earlyOverhaul the compressor
Compressor failed, heat exchangers and controls soundReplace or exchange the compressor
Obsolete controller, sound machineControls upgrade
Corroded air-cooled coils, sound compressorsCoil replacement, as part of a refurbishment
Many tubes plugged, repeated tube failuresRetube, or replace the chiller
Old R22 machine with a major failureUsually replace
Repeated failures across different componentsAssess for replacement

What a chiller refurbishment includes

A refurbishment brings an ageing chiller back to dependable service without replacing it: compressor overhaul or exchange, new contactors and control components, coil or tube work, new filter driers and oil, refrigerant leak repair, sensor replacement and a controls upgrade where the original controller is no longer supported. It suits machines whose heat exchangers and frame are sound.

We give you the cost of each route and the expected life gained, so that the decision can be made on numbers.

What decides the cost of a chiller repair

Chiller repair costs vary too widely for a price list to be honest. A contactor is a small job. A screw compressor overhaul is a large one. These are the factors that set the price, and all are stated on our written quotation.

FactorEffect on cost
The failed componentFrom a sensor or contactor to a compressor or coil
Chiller size and typeLarger machines carry larger and costlier parts
Refrigerant type and quantityA full recharge on a large machine is a major item, especially R22
AccessRoof plant may need a crane for a compressor or coil
Working hoursNight or weekend work to avoid disrupting a building
ContaminationA burnout needs clean-up, driers and oil changes beyond the compressor itself
Parts lead timeSome compressors and boards are ordered from the maker

The diagnostic visit is AED 100 plus VAT. After it you receive a written quotation that separates parts, refrigerant, labour and any crane or access costs. Nothing is replaced until you approve it.

Emergency chiller repair, and keeping the building cool meanwhile

For a chiller that has failed in summer, the first task is to restore some cooling. The full repair follows.

1
Stabilise

Reset once if safe, restore tripped pumps and fans, and bring standby plant on line.

2
Shed load

Raise setpoints slightly, close unused zones, and prioritise server rooms, clinics and occupied floors.

3
Run on remaining circuits

Most chillers have two or more refrigerant circuits. One can often run while the other is repaired.

4
Repair the quick faults immediately

Contactors, fan motors, sensors, capacitors and coil cleaning are done on the first visit.

5
Plan the larger repair

Compressor, coil or tube work is quoted and scheduled, at night if the building needs it.

We do not supply rental chillers. Where a repair will take days and the building cannot wait, we tell you so at once, so that you can arrange temporary cooling while we work.

After the repair: preventing the next breakdown

Most chiller breakdowns are predictable from readings taken weeks earlier. After a repair we tell you what led to the failure and what would have caught it.

High pressure trips. clean condensers before summer and log head pressure against ambient.
Low pressure trips. leak check at every service and investigate any drop in charge.
Compressor failures. oil analysis, vibration checks and attention to superheat and oil return.
Tube failures. water treatment, strainers and periodic tube inspection.
Electrical failures. tighten terminations, check contactors and measure voltage balance.

A maintenance contract with regular visits is the cheapest protection a chiller can have. Ours includes six visits a year. See chiller maintenance and AC and HVAC maintenance contracts. For split and ducted systems see AC repair.

Frequently asked questions

Who does chiller repair near me in Dubai?

One Click Dubai repairs chillers anywhere in Dubai, the same day and within the hour for a plant that is down. Call or WhatsApp +971 55 209 9785.

Why is my chiller not cooling?

It has either tripped on a safety, such as high pressure, low pressure or flow, or it is running with reduced capacity from fouled heat exchangers, low refrigerant or low water flow.

Why does my chiller trip on high pressure in summer?

The condenser cannot reject enough heat. On air-cooled chillers the usual causes are dirty coils and failed fans. On water-cooled chillers, fouled tubes, low flow or a cooling tower fault.

Can I keep resetting a tripped chiller?

No. Reset once at most, then call us. Each extra restart on a high pressure or oil fault puts the compressor at risk of failing for good.

Do you repair both air-cooled and water-cooled chillers?

Yes, of all types and sizes.

Do you overhaul chiller compressors?

Yes. Our own engineers overhaul and replace scroll, reciprocating, screw and centrifugal compressors.

Do you repair refrigerant leaks?

Yes. We find the leak, recover the refrigerant, repair, pressure test, evacuate and recharge by weight.

Do you repair water tank chillers for villas?

Yes, including coil cleaning, refrigerant, pumps and controls.

Do you repair Trane, York and Carrier chillers?

Yes, and other makes.

How much does chiller repair cost?

It depends on the fault, the size of the machine and the refrigerant. The diagnostic is AED 100 plus VAT, and a written quotation follows.

Do you rent out chillers?

No. We repair and maintain them.

Is the repair guaranteed?

Yes, for one month on parts and labour.
