Technician diagnosing a split air conditioner in a Dubai home

Overview

One Click Dubai repairs air conditioners in homes, offices, shops and restaurants across Dubai on the day you book, and reaches emergencies within the hour. The diagnostic visit costs AED 100 plus VAT, you approve the repair price before any work starts, and each repair carries a one-month warranty on parts and labour.

Our AC technicians work on split, central, ducted, cassette, window, inverter and portable units, and on the fan coil units of chilled-water apartments. Around 90% of the parts we fit are already in stock, so most aircon repairs are finished on the first visit.

This page explains what to check before you call, what each fault usually means for your type of unit, what the parts and repairs cost in Dubai, and how to judge any AC repair company, ours included.

AC repair in Dubai: what we fix, how fast and what it costs

AC repair in Dubai with One Click Dubai covers every common fault on every common type of air conditioner: units that do not cool, leak water, freeze, trip the breaker, make noise or will not start. A technician attends the same day, names the fault, and gives you a fixed price before repairing anything.

What you want to knowOur answer
How soon can someone come? The same day. Within the hour for emergencies
What does the visit cost?AED 100 plus 5% VAT (AED 105) for the diagnostic
When do I learn the repair price? After the diagnostic and before any work. You can decline and pay only the visit
Is there a night, weekend or holiday surcharge? No. The charge is the same at any hour
Are parts in stock?About 90% of the time. For the rest, you get the arrival date before you decide
What is the warranty? One month on the parts fitted and the labour
Homes or businesses? Both: flats, villas, offices, shops, clinics and restaurants

If your unit is still inside the maker's warranty, contact the maker first, because a warranty claim has to go through them.

Whether you call it AC repair, aircon repair or AC fixing, the job is the same: find the real cause, fix it once, and prove the unit is cooling before the technician leaves.

AC repair near me: a technician at your door the same day

When you look for AC repair near me in Dubai, what matters is how quickly a qualified technician can stand in front of your unit with the right part. We send technicians from Al Quoz, in the middle of the city, so most communities are a short drive away and a same-day visit is the normal service.

All work is done at your home or business. Nothing is taken to a workshop unless a part needs bench repair, and in that case you are told before it leaves.

What to send when you book

Your area, building or villa number, and a contact number.
The type of unit. wall split, ducted, cassette, window, portable or chilled water. A photo is enough if you are unsure.
The brand and the model sticker, found on the side or underside of the indoor unit.
What the unit is doing, and since when.
Any code or flashing light on the display.
Building rules you know of, such as a work permit or fixed working hours.

With those details the technician usually knows which two or three parts to load before setting off, which is what turns a diagnostic visit into a finished repair.

Emergency AC repair in Dubai, 24 hours a day

Emergency AC repair in Dubai is available from us 24 hours a day, 7 days a week. An AC fault counts as an emergency when it puts people, property or a business at risk: no cooling with a baby, an elderly or unwell person at home, water coming through a ceiling, a burning smell, or a shop, clinic or server room that cannot operate.

SituationWhat to do while you wait
No cooling and someone vulnerable is at homeClose the curtains, move everyone into the coolest room and shut its door. Run fans. Send us your location
Water pouring from the unit or the ceilingSwitch the unit off at the wall isolator. Put down towels and a bucket, and move electronics away
Burning smell, smoke or sparksSwitch off at the breaker and leave it off. If you see flames, leave and call 997
Breaker trips each time the AC startsLeave the breaker off. Repeated resets can damage the compressor and the wiring
Business premises without coolingTell us what the room holds, such as stock, medicines or servers, so the right technician and parts are sent

A unit that cools weakly, drips a little or makes a new noise is uncomfortable, but it is a same-day job and not an emergency. Tell us honestly which it is, because emergency calls are answered first.

For 24 hour AC repair, message us on WhatsApp or call +971 55 209 9785.

Which AC do you have? Split, central, ducted, window, cassette, inverter or chilled water

The type of air conditioner decides which parts can fail and how the repair is done. Dubai homes mostly use wall-mounted split units, ducted central AC in villas, and chilled-water fan coil units in district cooling towers, while shops and offices use cassette and package units. Each fails in its own typical ways.

TypeHow to recognise itWhat usually failsRepair notes

Split AC or chilled water: the difference that matters most

A split AC makes its own cold with a compressor and refrigerant gas. A chilled-water unit is fed cold water by the building or by a district cooling provider such as Empower or Emicool, which supply many towers in JBR, Business Bay, Palm Jumeirah and Motor City. A gas refill is impossible on a chilled-water unit, and a building fault cannot be fixed from inside your flat.

If you are on chilled water and the flat is warm, ask a neighbour or the security desk whether other flats are warm too, and check that your cooling account is active. If the neighbours are cool, the fault is in your own fan coil unit. The usual finding is a water valve that no longer opens when the thermostat asks for cooling.

Why inverter AC repair is different

An inverter unit changes its compressor speed instead of switching fully on and off, which saves power and keeps the room steadier. The electronics that do this are sensitive to voltage spikes and moisture. When an inverter unit stops, it normally shows a code, and that code only makes sense against the manual for that exact model. Guessing at an inverter fault gets expensive quickly, so photograph the code before you switch the unit off.

AC not cooling: six checks before you call

When an AC is running but not cooling, check six things before you book: the mode and temperature setting, the remote batteries, the indoor filter, the outdoor unit, ice on the pipes, and the breaker. Each takes a minute, needs no tools, and settles a large share of not-cooling calls without a visit.

1
Mode and set temperature

Set the unit to Cool, not Fan or Dry, and below the room temperature. DEWA recommends 24°C.

2
Remote batteries

A weak remote sends nothing, and the unit keeps its last setting. Fit fresh batteries and try from close range.

3
The indoor filter

Open the front panel, slide out the mesh filters and hold them to the light. If you cannot see through them, wash them under the tap, dry them fully and refit them.

4
The outdoor unit

The fan should spin and hot air should blow out. Remove anything stacked against it, such as boxes, laundry racks or a cover.

5
Ice on the pipes or coil

Frost on the copper pipe, or water dripping after the unit stops, points to a frozen coil. Run Fan mode for an hour to thaw it. If the ice returns, book a visit.

6
The breaker

If the AC breaker has tripped, reset it once. If it trips again, leave it off.

If all six are fine and the air is still warm, the cause is inside the unit: a capacitor, a fan motor, a sensor, a control board, a refrigerant leak or the compressor. Do not open the outdoor unit yourself. Its capacitor can hold a charge after the power is off, and the refrigerant is under pressure.

An air conditioner that has stopped working completely, with no lights and no response to the remote, is a different fault. Check the breaker and the wall isolator, then book, because the usual causes are a failed control board or a power supply fault. For the full diagnosis by symptom, read our guide to an AC not cooling.

AC problems we repair, by symptom

Most air conditioner faults show up as one of nine symptoms, and each points to a short list of likely parts. The table matches what you notice to the usual causes and to what the technician does about it, so you know what to expect before the visit.

What you noticeUsual causesWhat we do
AC not blowing cold airBlocked filter or coil, low refrigerant from a leak, failed outdoor fan, weak capacitor, compressor faultMeasure temperatures and pressures, test the electrical parts, and find the cause before adding gas
Ice on the coil or pipesPoor airflow from dirt, low refrigerant, an indoor fan that is not runningThaw, clean, check the fan and test for a leak
Does not switch onNo power, tripped breaker, failed control board, dead remote or receiverCheck the supply, the board and the receiver
Indoor unit works, outdoor unit silentCapacitor, contactor, outdoor board, wiring between the unitsTest each part with a meter and replace the failed one
Switches off after a few minutesOverheating outdoor unit, dirty condenser, failing sensor, low gasClean the condenser, test the sensors and pressures
AC making noise: rattle, buzz or squealLoose panel, worn fan bearing, debris in the fan, failing capacitorTighten, clear or replace the worn part
Bad smell from the ventsMould on the coil or in the drain pan, dirty filter, stagnant waterClean the coil, pan and drain
Breaker tripsShorted compressor or fan motor, damaged wiring, failed capacitorInsulation and current tests, then repair or replace the faulty part
Error code or flashing lightA fault the unit has detected in a sensor, fan, communication line or compressorRead the code against the model's manual, then test the part it points to

Three signs you should not ignore

A buzz from the outdoor unit while its fan stands still. The compressor may be running without cooling itself, and it can overheat within minutes. Switch off.
A burning or electrical smell. Switch off at the breaker and treat it as an emergency.
Short cycling, where the unit starts and stops every minute or so. Each start strains the compressor, the costliest part in the system.

AC leaking water

An AC leaks water indoors when the condensate it takes out of the air cannot drain away, most often because the drain line is blocked with dust and slime. A frozen coil that thaws when the unit stops, a cracked drain pan and an indoor unit that has tilted off level are the other common causes.

Switch the unit off if water is dripping near sockets, furniture or a wooden floor, and do not push wire into the drain from inside, because it can puncture the pan. A drip from a ceiling panel under a ducted, cassette or fan coil unit is urgent, since the ceiling and the flat below can be damaged.

We clear the line from the outside end, flush it, check the pan and the level of the unit, and run the AC to confirm that water flows out. A small pipe dripping outdoors is normal drainage and needs no repair. Our guide to an AC leaking water sets out all nine causes and the checks for each.

AC parts we repair and replace

Seven parts account for most AC repairs in Dubai: the capacitor, the contactor, the fan motors, the thermostat and sensors, the control board, the coils and the compressor. Knowing what each one does, and how it behaves when it fails, helps you judge a quote and spot a diagnosis that does not add up.

AC compressor repair: the diagnosis to double-check

A failed compressor is the most expensive verdict an AC can receive, and it is sometimes given too quickly. A weak capacitor, a burnt contactor or a faulty board can each stop a healthy compressor from starting. Before agreeing to a compressor replacement, ask whether the capacitor and contactor were tested, and what the electrical readings on the compressor windings were. Our technicians show you the readings.

PCB repair or replacement

A control board can sometimes be repaired at component level, which costs less than a new board, and sometimes has to be replaced. Split AC PCB repair makes sense when the damage is limited to a relay, a capacitor or a burnt track. A board with widespread damage, or one that has failed twice, is better replaced. Boards often fail after a power surge, so if several appliances stopped together, tell the technician.

Thermostat faults that look like AC faults

A wall thermostat with flat batteries, the wrong mode or a loose wire can make a healthy ducted or chilled-water unit appear dead. It is the first thing we check on those systems, and it is often the whole repair.

What our AC technicians check on a visit

On a diagnostic visit our AC technician inspects the filters, coils and drain, measures the air temperature going into and out of the indoor unit, tests the electrical parts with a meter, and checks refrigerant pressures where needed. You then hear the fault, the part and the price in plain words.

1
Your account of the fault

What the unit does, when it started, and what you have already tried.

2
Airflow and cleanliness

Filters, indoor coil, fan barrel and outdoor condenser. Dirt alone explains many weak-cooling calls.

3
Temperature difference

The air leaving a healthy unit is clearly colder than the air entering it. A small difference shows the unit is not removing heat, and directs the next tests.

4
Electrical tests

Supply voltage, capacitors, contactor, fan motors, sensors and control boards, using a multimeter and a clamp meter.

5
Refrigerant circuit

Pressures and pipe temperatures with gauges, and a leak test if the charge is low.

6
Drainage

Pan, pipe and slope, with water run through to prove it flows.

7
The quote

The failed part, the price including labour, and whether the part is in stock.

8
Proof after the repair

The unit is run and measured again, and you see it cooling before the technician leaves.

If the unit only needed its filter washed or its thermostat reset, we tell you so, and the visit fee is all you pay.

AC repair cost in Dubai

AC repair in Dubai typically costs AED 150 to AED 900 for common faults such as a blocked drain, a capacitor, a sensor or a fan motor, and AED 1,200 to AED 3,800 for a compressor. The exact price depends on the part, the size and brand of the unit, and how hard it is to reach.

The ranges below are typical 2026 market prices published by AC companies in Dubai, before VAT. They show what the market charges and are not our fixed price list. Your own price is quoted after the diagnostic.

JobTypical Dubai market range (AED)
Inspection or diagnostic visit100 to 250
Drain line clearing or water leak fix150 to 400
Capacitor or contactor replacement150 to 400
Thermostat or sensor replacement150 to 650
Gas refill250 to 600
Leak detection, repair and regas300 to 1,200
Fan motor replacement300 to 1,100
PCB repair or replacement400 to 1,600
Compressor replacement1,200 to 3,800

What moves the price

Size and type of unit. A 3-ton ducted unit takes larger parts and more gas than a 1.5-ton wall split.
Brand and technology. Parts for inverter models and premium brands cost more.
Access. An outdoor unit on a roof or an external ledge takes longer than one on a balcony.
The real cause. A gas refill is one price. A gas refill with a leak repair is another, and it is the one that lasts.
Stock. A part on the van means one visit.

How to compare two quotes

Ask whether the visit fee is separate or deducted, and whether VAT is included.
Ask for the part to be named. A quote that only says repair cannot be compared.
Ask what the warranty covers and for how long.
Be wary of a very low headline price. A visit advertised at AED 49 has to be recovered somewhere.

Repair or replace: a guide by age of unit

Whether to repair or replace an AC depends mainly on its age and on which part has failed. As a rule, repair any unit under five years old, repair most faults up to about ten years, and replace a unit over ten years old when the compressor fails or the repair costs more than half the price of a new one.

Age of unitSmall part (capacitor, sensor, fan motor, drain)Control board or leak repairCompressor

5 to 8 yearsRepairRepairCompare the repair price with a new unit
9 to 12 yearsRepairRepair if the unit is otherwise healthyUsually replace
Over 12 yearsRepair if cheapUsually replaceReplace

DEWA gives ten years as the optimal lifespan of an air conditioner, and says that replacing an old unit with a 4 or 5 star rated model can cut cooling consumption by up to 25%. On a unit that runs most of the year, that saving pays back part of the purchase price.

Two more things tip the decision towards AC replacement: a unit that uses R22 gas, which is being phased out worldwide and is increasingly costly to refill, and a second major repair within a year. We repair and we install, so we have no reason to push you either way. The technician gives you both prices.

How to choose an AC repair company in Dubai

To choose an AC repair company in Dubai, check seven things before you book: a Dubai trade licence, a stated visit fee, a written price before work, a named part on the quote, a warranty in writing, proper refrigerant equipment, and a tax invoice at the end. Any air conditioning company worth using will answer all seven without hesitation.

1
Trade licence

Ask for the company name on the licence. Dubai's consumer complaint service only covers businesses licensed in the emirate.

2
Visit fee stated up front

You should know the cost of the visit before the technician arrives, and whether it is deducted from the repair.

3
Price before work

A price given after the repair is not a quote. Ask for it by message, so there is a record.

4
A named part

The quote should say which part failed. Vague answers such as a gas problem or a board issue, with no test results, are a warning sign.

5
Warranty in writing

Ask how long it lasts and whether it covers both the part and the labour.

6
Proper gas handling

For any refrigerant work, the technician should arrive with gauges, a leak detector, a vacuum pump and scales to weigh the gas in. Topping up by guesswork shortens a compressor's life.

7
Tax invoice

An invoice with the company's details is your proof of the work, and the document a landlord or a complaint will ask for.

Ask us the same seven questions when you book. We would rather be compared on them than on a headline price.

Claims worth questioning

Authorised service centre for every brand. A real appointment names the brand and can be checked with the maker.
It just needs gas, said before any gauge has been connected.
A compressor verdict within two minutes of arrival.
Pressure to pay for parts in cash before the fault has been shown to you.

Commercial AC and HVAC repair

One Click Dubai repairs commercial air conditioning and HVAC systems for offices, shops, restaurants, clinics, gyms and warehouses, including cassette units, ducted and package units, and VRF systems. Business sites get the same same-day and emergency response as homes, because a warm shop floor or server room costs money every hour.

Offices. cassette and ducted units, thermostats and zoning problems, and work done outside office hours so staff are not disturbed.
Restaurants and cafes. units that struggle against kitchen heat, grease-loaded filters and coils, and drains blocked by airborne fat.
Shops and showrooms. package units on the roof, door-opening heat loads, and repairs timed around trading hours.
Clinics and pharmacies. rooms where temperature protects medicines and patients, treated as priority calls.
Server and comms rooms. small split units that run all day, every day, and wear out their fans and capacitors faster than home units.

VRF and VRV systems link many indoor units to one outdoor plant through a shared refrigerant circuit and a communication cable. Faults often show as a code on the central controller, and one failed indoor board can disturb a whole floor. Tell us the brand and the code when you call.

For planned servicing of a whole building, see our HVAC maintenance contracts. For chilled-water plant, see chiller repair.

AC brands we repair

We repair all major air conditioner brands sold in the UAE, including Daikin, Mitsubishi, LG, Samsung, Carrier, O General, Panasonic, Gree, Midea, Hitachi, Trane, York, Haier and Super General. Parts for the common models are held in stock, and for others the part is matched by the model number on the unit.

BrandWhere you usually find it in DubaiWhat we most often repair
O GeneralWall splits and window units in older flats and villasCapacitors, fan motors, gas leaks at joints
Daikin and MitsubishiSplits, ducted units and VRF in villas and officesSensors, control boards, communication faults
LG and SamsungInverter wall splits in flatsInverter boards, sensors, drain blockages
Carrier, Trane and YorkDucted, package and rooftop unitsContactors, fan motors, compressors, thermostats
Gree, Midea, Haier and Super GeneralWall splits in flats and staff roomsCapacitors, boards, fan motors

If your brand is not listed, send the model sticker. The brand matters less than the model number, which is what decides the part.

Rented home: who pays for AC repair?

In a rented Dubai home the landlord is generally responsible for AC repairs and major maintenance, and the tenant for routine upkeep such as cleaning filters, unless the tenancy contract says otherwise. That split comes from Dubai's Law No. 26 of 2007, and many contracts add a clause that makes the tenant pay for small repairs.

Article 16 of the law puts maintenance and repair on the landlord for the length of the tenancy, unless the two sides agree differently.
Article 19 requires the tenant to look after the property as an ordinary person would look after their own. Gulf News, explaining the law in August 2026, lists cleaning AC filters among those tenant tasks.
Many contracts set a minor-maintenance limit, often around AED 500, below which the tenant pays. Check your own contract for the figure.
A fault caused by misuse or neglect can be charged to the tenant, but the landlord has to show it.
In chilled-water buildings the plant and the supply are the building's responsibility. The fan coil unit inside the flat follows the contract.

Report the fault to the landlord or agent in writing on the day it happens, with photos, and agree who will book the repair before you pay for anything. We give an invoice and, on request, a short written note of what failed and why, which helps if the cost is disputed.

This is general information and not legal advice. Disputes between landlords and tenants in Dubai are decided by the Rental Disputes Settlement Centre.

Towers and villas: access, permits and outdoor units

AC repairs in Dubai towers often need the building's permission before a technician can work, especially for outdoor units on external ledges, roofs or shared plant rooms. Villas have fewer rules but harder access, with units on roofs and in ceiling voids. Telling us about access when you book avoids a wasted journey.

Work permits. many buildings ask for a contractor permit or a note from the owner or tenant before any maintenance. Your security desk or management office will tell you what they need.
Working hours. some communities restrict noisy work to set daytime hours. Emergencies are normally allowed, but the security desk decides.
Roof and ledge access. outdoor units reached only from the roof or a service ledge need a key or an escort from the building.
Villa roofs. tell us if there is fixed roof access or only a ladder route, and where the outdoor units sit.
Ceiling units. for ducted, cassette and fan coil units, clear the floor under the access panel so a ladder can stand there.

Frequently asked questions

How long does an AC repair take?

A drain clearance, capacitor, contactor or sensor is usually done within the diagnostic visit. A fan motor or a leak repair with regas takes a few hours, and a compressor is the longest job.

Why is one room warm when the others are cool?

With separate split units, that room's unit has a fault. With ducted AC, it is usually a closed or stuck damper, a disconnected duct or a thermostat problem. In a chilled-water flat, it is most often that room's water valve.

Does setting the AC to 16°C cool the room faster?

No. The unit cools at the same rate whatever the setting, and a very low setting only makes it run longer. Set the temperature you want and leave it.

Should I switch the AC off when I travel in summer?

It is better to leave it on at a higher setting, around 27°C. A closed flat with no cooling becomes hot and humid, which encourages mould on walls, furniture and inside the unit.

Does an AC need a gas refill every year?

No. The gas is sealed in and is not used up. If a unit needs gas every year, it has a leak that should be found and repaired.

Why has my DEWA bill gone up when I use the AC the same way?

A unit with dirty coils, low gas or a failing part runs longer to reach the same temperature. A steady rise in the bill with no change in habits is a reason to have the unit checked.

Can you repair an old AC that uses R22 gas?

Yes, for electrical and mechanical faults. If it needs a major part or repeated refills, replacement is usually the better choice, because R22 is being phased out.

What does your one-month warranty cover?

The part we fitted and the labour for that repair. If the same fault returns within a month, we come back and correct it at no charge. A different fault on another part is a new repair.

My AC is still under the maker's warranty. Should I call you?

Call the maker first, because a warranty claim has to go through them. We can still diagnose the fault if you want a second opinion, and we repair units once the warranty has ended.

Do you charge more for AC repair at night or on Fridays?

No. Our charges are the same at any hour, on any day, including public holidays.
