Overview

One Click Dubai provides AC and HVAC annual maintenance contracts across Dubai for apartments, villas, offices, shops, restaurants and whole buildings. Our contract includes six scheduled service visits a year and same-day response when something breaks down.

An annual maintenance contract, or AMC, is a simple idea that is often sold vaguely. This page explains what should happen at each visit, what a contract normally includes and leaves out, what AMCs cost in Dubai by type of property, when a contract saves money and when it does not, and how to compare two quotes line by line.

It applies to split, ducted, cassette, VRF and package units, and to the chillers, air handlers and fan coil units that serve larger buildings.

AC annual maintenance contracts in Dubai: the short answers

An AC annual maintenance contract in Dubai is an agreement under which a company services your air conditioning at set intervals through the year and attends breakdowns on agreed terms, for a fixed annual price.

QuestionAnswer
How many visits does your contract include?Six scheduled visits a year
How fast do you respond to a breakdown? The same day
Who is it for?Homes and businesses: apartments, villas, offices, retail, restaurants, clinics and buildings
Which systems?Split, ducted, cassette, VRF, package units, fan coil units, air handlers and chillers
How is it priced?By the number, type and condition of units, after a survey
What does the survey cost?AED 100 plus VAT
What do AMCs cost in Dubai generally? From a few hundred dirhams a year for one split unit to several thousand for a large villa. See the price tables below

Most contracts sold in Dubai offer two to four visits a year. Six visits means a service about every two months, which suits a climate where systems run for most of the year.

What happens at each preventive maintenance visit

An AMC is a preventative maintenance contract: the visits exist to prevent breakdowns, not to react to them. A proper AC maintenance visit follows a checklist, takes readings, and leaves a report. For a split or ducted system, each visit should cover the items below. If a contractor's visit lasts ten minutes and consists of rinsing a filter, it is not maintenance.

PartTaskWhy
FiltersRemove, wash or vacuum, dry, refit. Replace when wornBlocked filters cut airflow and ice the coil
Indoor coilInspect for dust and mould. Clean as neededA dirty coil cools poorly and smells
Drain pan and drain lineFlush, clear, check the fall and the trapThe cause of nearly all indoor water leaks
Blower fanCheck the wheel for dust build-up, the motor and bearingsA dirty fan moves less air and makes noise
Outdoor coilInspect and washA blocked condenser raises pressure and power use
RefrigerantCheck operating pressures and temperatures. Look for oil stains at jointsLow gas means a leak
ElectricalTighten connections. Test the capacitor and contactor. Measure running currentCatches the parts that fail on the hottest day
Thermostat and controlsCheck operation, calibration and settingsWrong readings waste energy
Temperature differenceMeasure air in and air out8 to 12 degrees C shows the system is cooling properly
Insulation and pipeworkCheck suction line insulation and supportsDamaged insulation drips and wastes cooling
ReportWritten record of findings and readingsThe evidence that the visit happened and what it found

Not every task at every visit

With six visits a year, the tasks are spread. Filters, drains, electrical checks and readings are done every time. Deep cleaning of the indoor coil and a full outdoor coil wash are done once or twice a year, timed before the summer. The schedule is written into the contract so that you know which visit includes what.

Single services outside a contract are described on our AC service and maintenance page.

What an AMC includes, and what it usually does not

AC maintenance contracts in Dubai differ most in what they leave out. The table shows how the common items are usually treated across the market. Ask for each line in writing.

Our contract

Six scheduled service visits a year.
Same-day response to breakdowns.
A written report after each visit.
No night or weekend surcharge on visits.
Parts, refrigerant and any deep cleaning beyond the schedule are set out line by line in your contract, so there is no doubt about what is covered.

A basic contract covers servicing only. A comprehensive contract adds labour for breakdowns and may add certain parts. Neither is better in itself. A new system needs little more than servicing, while an older one benefits from breakdown cover.

AC AMC prices in Dubai by property type

AC AMC prices in Dubai range from about AED 300 a year for a single split unit to AED 8,000 and more for a large ducted villa, at published 2026 market rates. The price depends on the number and type of units, the number of visits and what is included.

PropertyTypical unitsTypical market range per year
Single split unit1AED 300 to 1,000
Studio or one-bedroom apartment1 to 2AED 450 to 1,500
Two or three-bedroom apartment3 to 4AED 900 to 3,500
Townhouse or small villa4 to 6AED 1,500 to 5,000
Mid-size villa with ducted units2 to 3 ducted systems plus splitsAED 3,500 to 7,000
Large villa, ducted throughout or VRF6 or more, or a VRF systemAED 4,000 to 8,000, and well above that for full VRF

Per-unit guide

Unit typeTypical market range per unit per year
Wall-mounted split, homeAED 250 to 400
Wall-mounted split, commercialAED 350 to 550
CassetteAED 400 to 700
Ducted, 1 to 2 tonsAED 600 to 1,000
Ducted, 3 to 5 tonsAED 1,200 to 2,000
VRF outdoor unitAED 3,000 to 10,000, by capacity

Reading these ranges

The wide ranges reflect different numbers of visits and different inclusions. Most of the lower figures are for two visits a year with cleaning only. A contract with six visits and same-day response sits toward the upper part of a range, because it involves three times the attendance. Divide any quote by the number of visits to get a per-visit figure. If that falls well below what a single proper service costs, about AED 150 to 350 for a split unit, the visits will be short ones.

These are market ranges, not our price list. Our price for your property follows a survey, because the age and condition of the units matter as much as their number. Prices exclude 5% VAT unless stated.

Commercial HVAC maintenance contracts

A commercial HVAC maintenance contract covers the cooling of a workplace or business, where a failure costs trade, stock or working hours. The scope is wider than a home contract, and the terms matter more.

PremisesTypical market range per yearWhat drives the price
Small office or clinic, under about 2,000 sq ftAED 3,000 to 7,000Number of cassettes and splits, ceiling access
Mid-size office, about 5,000 sq ftAED 8,000 to 18,000Ducted or VRF systems, fresh air units
Large office, 15,000 sq ft and moreAED 25,000 to 55,000Central plant, air handlers, BMS
Small restaurantAED 5,000 to 12,000Grease load, kitchen heat, long hours
Hotel, retail or mixed-use buildingPriced by surveyChillers, towers, hundreds of fan coil units

What a commercial contract should add

An asset list. every unit recorded with its location, make, model and capacity.
A planned schedule that avoids trading hours.
A stated response time for breakdowns, with priority for critical areas such as server rooms and cold storage.
Reports that a facilities manager can file. readings, findings, and recommended works with priorities.
Coverage of the whole system. outdoor units, indoor units, fresh air and exhaust fans, controls, and central plant where present.
Access arrangements. permits, roof access, and work at height.

Restaurants and kitchens need more frequent attention than offices, because grease and heat load the filters and coils. Server rooms and clinics need the fastest response. We set the visit plan to the premises, within the six visits a year or with more where the use demands it.

For buildings with central plant, see chiller maintenance. For kitchen extraction, see commercial kitchen hood repair.

How many visits, and when

In Dubai, the most important service of the year is the one before summer. Air conditioning here runs hard from April to October, and a system that enters May with clean coils, clear drains and a correct gas charge will usually get through the season without trouble.

VisitWhenMain purpose
1February to MarchPre-summer service: full clean, electrical check, gas check, deep coil clean where scheduled
2April to MayStart of season: filters, drains, readings under rising load
3June to JulyPeak season: filters, drains, outdoor coil wash, check head pressures
4August to SeptemberLate summer: filters, drains, catch wear from continuous running
5October to NovemberEnd of season: full check, note repairs to do in the cool months
6December to JanuaryWinter: outstanding repairs, deep cleaning, duct inspection

Some commercial sites ask for a monthly service agreement. For kitchens, server rooms and premises that run their cooling day and night, monthly visits are justified, and we quote for them.

Two visits a year, the market minimum, leaves a system unattended for most of the summer. Filters in a Dubai home need cleaning far more often than twice a year, and a drain that blocks in July floods a ceiling long before a November visit. Six visits put a technician in front of the system about every two months.

Between visits, wash the filters yourself every two to four weeks in summer if you can reach them. It takes five minutes and is the single most useful thing an owner can do.

AMC or pay per visit: the break-even

A maintenance contract costs less than paying for the same visits one at a time, and it adds priority response. Whether it is worth having depends on how many units you have, how old they are, and how much a breakdown would cost you.

SituationPay per visitContract
One or two newer split units, light useUsually enough: two services a yearConvenient, but the saving is small
Three or more unitsCosts add up quicklyUsually cheaper per visit
Units over five years oldBreakdowns become likelyBreakdown response and regular checks pay off
Villa with ducted systemsEach visit is a large jobClearly cheaper, and drains and ducts are watched
Business premisesA breakdown costs tradeStrongly worthwhile for the response time alone
Landlord with several propertiesHard to manage tenant by tenantOne contract, one schedule, one set of reports
Tenant leaving within monthsSensibleNot worth a full year

Working it out

1
Count the visits you would book anyway

For most Dubai homes, at least two full services a year per unit.

2
Price them singly

At about AED 150 to 350 per split unit per visit at market rates.

3
Add the likely call-outs

One or two a year on older systems, each with a diagnostic fee.

4
Compare with the contract price

And give some value to same-day response and a fixed schedule you do not have to remember.

For a home with three or four units, the contract usually wins on price alone. For a single new unit, it is a convenience more than a saving, and we say so.

How to compare two AMC quotes

Two AMC quotes can differ by half and both be fair, because they describe different services. Put them side by side on the same lines before looking at the price.

Signs of a contract to avoid

No written task list.
A price so low that each visit works out at less than the cost of a technician's travel.
"Unlimited" call-outs with no response time stated.
Payment for several years in advance.
No mention of which units are covered.
Automatic renewal with no notice period.
No reports.

Ask to see a sample service report before you sign. A company that maintains systems properly has one to show.

Contract terms worth reading

The service is delivered by technicians, but the contract decides what you can insist on. These are the clauses to read.

ClauseWhat to check
Scope and asset listEvery unit named. Units added later priced at a stated rate
Visit scheduleNumber and approximate dates. What happens if a visit is missed
Response timeMeasured from your call. Any difference for nights and weekends
ExclusionsListed plainly: parts, gas, compressors, ducts, damage by others
Pre-existing faultsFaults found at the first survey are quoted separately, not disputed later
Parts pricingHow parts outside the contract are priced and approved
AccessWho arranges building permits and roof access
Term and renewalOne year is normal. Renewal by agreement, not by default
CancellationNotice period, and any refund for unused visits
PaymentAnnual, half-yearly or quarterly. Avoid paying years ahead
Warranty on repairsStated for parts and labour

We carry out a survey before the contract starts and list any existing faults with prices. That protects both sides: you know the condition of what you have, and nothing found later is argued over.

Villa AC maintenance contracts

A villa AC AMC covers more equipment, and more that is hidden, than an apartment contract. A typical villa has several ducted systems in the ceilings or on the roof, long drain runs, and ductwork that an apartment tenant never sees.

Ducted units in roof spaces work in extreme heat and collect dust quickly. Their filters and coils need the six visits more than any other equipment.
Drain lines are long and nearly flat. A blockage shows as a stained ceiling. Flushing at every visit prevents it.
Roof-mounted outdoor units take full sun and sand. Coil washing before and during summer protects the compressors.
Thermostats and zone dampers. checked for correct control of each area.
Ductwork. inspected for leaks and damaged insulation, which waste cooling into the roof space.
Staff rooms, majlis and outbuildings. include their split units in the asset list so that nothing is missed.

Duct cleaning is a separate service that villas need every few years. We carry it out with rotary brushes, HEPA vacuums and camera inspection. See AC duct cleaning.

Contracts for landlords, buildings and owners' associations

A building or portfolio contract puts every unit on one schedule with one set of records, which is what a landlord or facilities manager needs.

One asset register across all apartments or premises.
Visits planned floor by floor, with notice to tenants.
A single point of contact for breakdowns from any tenant.
Reports by unit, so that recurring faults and ageing equipment are visible.
Clear rules on who pays. routine maintenance under the contract, tenant damage and misuse outside it.
Common-area and plant equipment, such as fresh air units, corridor units and chillers, included alongside apartment units.

In many Dubai tenancy contracts the landlord is responsible for major maintenance and the tenant for minor upkeep, but the tenancy contract itself decides. Check yours before taking out a contract, and ask whether the building's management already holds one for the chilled water or common systems.

What a service report should show

A service report is the proof of work and the record of your system's condition. After each visit you should receive one, on paper or by message, covering the points below.

SectionContent
Visit detailsDate, time, technician, units attended
Work doneEach task, by unit
ReadingsSupply and return air temperatures, running current, operating pressures where taken
FindingsFaults found, worn parts, leaks, anything unusual
RecommendationsRepairs advised, with urgency and price
PhotosBefore and after for cleaning, and of any fault
Next visitThe planned month

Readings matter because they can be compared. A unit whose running current rises from visit to visit, or whose temperature difference narrows, is heading for a failure, and the report shows it months ahead.

What regular maintenance prevents

Most summer AC breakdowns in Dubai come from a short list of neglected items, and every one of them is covered by a routine visit.

Neglected itemWhat happensTypical repair if left
Dirty filtersLow airflow, iced coil, weak coolingService call, sometimes water damage from melting ice
Blocked drainWater through the ceilingDrain clearing, ceiling repair
Dirty outdoor coilHigh pressure, high bills, compressor strainCompressor failure in the worst case
Weak capacitorCompressor or fan will not start on a hot dayEmergency call-out
Slow gas leakGradual loss of coolingLeak repair and recharge
Loose electrical connectionBurnt terminals, trippingWiring or contactor replacement
Mould on the coilSmell, poor air qualityDeep chemical clean

A compressor is the costliest part of an air conditioner, and the common causes of its failure, high pressure from a dirty condenser and low gas from an untreated leak, are both things a maintenance visit checks. For repairs, see AC repair, and for gas work see AC gas refill.

When an AMC is not worth it

A maintenance contract is not right for everyone, and it is better to say so.

A single, nearly new split unit still under the maker's warranty needs two services a year, which you can book singly.
A tenant with a few months left on a lease will not use a year of visits.
A property where the building's management already maintains the chilled water system and the fan coil units. Ask what their contract covers first.
A system so old and unreliable that it is due for replacement. Put the money toward the new one, and take a contract on that.
A holiday home that stands empty for most of the year, where one service before each stay does the job.

If one of these describes you, a single service visit is the better choice.

How to set up a contract with us

Setting up a contract takes one visit and a short document.

1
Survey

A technician lists every unit with its type, capacity, age and condition, and takes baseline readings. The survey is AED 100 plus VAT.

2
Existing faults

Anything already wrong is noted and priced separately.

3
Proposal

Six visits, same-day response, the task list, what is included and excluded, and the price.

4
Schedule

Visit months are agreed and put in the calendar. You are reminded before each one.

5
Service

Visits take place as planned, each followed by a report.

6
Review

At the end of the year you receive a summary of each unit's condition and any works worth planning.

We cover all of Dubai, including Dubai Marina, JBR, Palm Jumeirah, JLT, Downtown, Business Bay, Jumeirah, Al Barsha, Dubai Hills and Deira.

Does the brand of AC change the contract?

An AMC covers the system you have, whatever its make. We maintain all brands under contract, including Daikin, Carrier, LG, Samsung, Hitachi, Mitsubishi, Gree, Midea, O General and York.

The tasks at each visit are the same across brands. filters, coils, drains, electrical checks and readings.
What differs is parts. Inverter boards, sensors and fan motors are specific to the brand and model, and some take time to obtain. The asset list in the contract records each unit's model so that parts can be identified quickly.
Units still inside the maker's warranty can be on an AMC for servicing. Warranty repairs remain with the maker, and regular servicing helps keep that warranty valid.
VRF systems need technicians who know the maker's controls and commissioning software. Tell us the make and the system size at the survey.
Annual maintenance charges quoted for a brand in another country do not apply here. Prices in Dubai follow the local market ranges above.

If your building has a mix of makes and ages, that is normal, and one contract covers them all.
